BOARD OF.ZONING APPEALS NOVEMBER 11, 1981 PAGE 7
study done as yet, and he had not been aware of the problem. The
plans 'call for using the natural flow of the water toward the lake.
Law Director Gareau stated that there are no provisions in the code
for a church facility in a Limited Industrial Area, and the Board
has no authority to grant a special permit for one. A special
permit for a church can be granted in_a Residential Area. He
stated that the Board could not grant a use variance wFiich, in
fact, would be rezoning.. He stated that this area should be re-
zoned for such a use since there are so many problems connected
with the proposal since it covers three separate zoning areas.
There is a possibility that variances could be granted for the
residences in the Residential Area. Mr. Fleischman pointed out
that only the educational facilities and the auditorium would be
located in the Limited Industrial Area, and the Regional Planning
Commission report stated that the facilities planned in the Limited
Industrial District could possibly be considered a like and similar
use to some of the uses permitted by code. Mr. Gareau stated that
the Board does have the authority to.rule that.a proposal is a like
and similar use to. a permitted use. Mr. Bugala stated that there
were still some unanswered questions brought up in the Regional
Planning Commission report for which he would like answers, and
also, he believes that it would be best to create an Ordinance
that does permit such a facility. Mr. Stackhouse stated that the
Olmsted Township Trustees will meet with representatives of Christ
The King for further discussion. The Board decided to continue the_
case until Thursday, November 19, 1981, in order to study the pro-
posal more thoroughly.
Since it was brought to the attention of the Board during the
case for the Milk Pail Country Flower Shop that there was no sign--
age available for the Lorain Stearns Shopping Center Addition, the
Board agreed to rule on a blanket variance for signage. C. Remmel
moved that the Building Commissioner be directed to calculate the
permissable facia sign allowable on the new addition to the shopping
center at Lorain and Stearns on the basis of 1.5 sq. ft. per lineal
foot of store front;and that in the future wtien anyone applied for
sign usage, with respect to the faCia sign that.they be guided by
that standard and that they are not required to eome back to this
Board to obtain a variance, seconded by R. Bugala, and unanimously
approved. . . The meeting was adjourned at 10:57 p.m.

C. Remmel, Chairman B. Oring, Recor
g Secretary
