These <br />plans did not show the revisions for the parking area as recom- <br />mended by the Planning Commission. Mr. Shumway stated that there <br />was enough property in the rear to eliminate the front parking <br />space and to make up for the spaces used by the dumpster. Mr. <br />Parry felt the plans could be reversed since the parking is at <br />the northeast and the entrance is at the southwest. Mr. Shumway <br />that his company would not change plans this far along in the <br />planning. Mr. Parry also believes that it would be better to <br />have down lights flooding the building instead of the roof <br />spot' lights that are planned. The signs were presented for <br />the first time and have not had the Building Departments ap- <br />proval for size. The area of the pole sign does not conform to <br />the Ordinances. S. Ebin moved to approve the Long John Silver's <br />Restaurant plans with the conditions that: 1) roof top mechanical <br />equipment screen be made of the same material and design rather <br />than the rough sawn cedar fence 2) that the site plan be revised <br />to eliminate the southwest parking space at the Lorain Road <br />driveway and that the rear parking area be increased to add the <br />additional parking spaces as required by code, 3) that the side- <br />walk on the east of the bL.ilding and north of the handicapped <br />ramp be t.zidened to make th.e side walk integral with the curb in <br />order to replace the tire stops, seconded by R. Mongello, and <br />unanimously approved. R. Parry moved to approve the location - <br />materials, and design of the signs with the provision that the <br />signs meet the Ordinances of the City, and fihat the roof spot- <br />lights be removed from the signage, seconded by R. Mongello, <br />and unanimously approved. <br />(b) Name: Jack.'s Auto Body <br />Use: Addition to Auto Body Shop <br />Location: 27114 Lorain Rd. <br />Mr. Prest presented the plans for the 12' x 20' office addition <br />to the front of the building. He was advised that he could not <br />use concrete block without the approval of the Architectural <br />Board of Review and the Board of Building Standards. He could <br />use the block if he covered it with siding or he.could use the <br />split face block. It was suggested that he cover the block with <br />the cedar siding that is to be on the top part. The building will <br />have a flat roof with tar paper. He cannotslant the roof too <br />much because there is a parapet wall on the front of the existing <br />building. It was suggested that the roof coul'd slope slightly to <br />the west. Mr. Mongello advised him that there must be 8' from <br />floor to ceiling according to the commercial code. He should <br />also paint and repair the rest of the building and paint the <br />garage door to match the addition. The Board advised him that <br />he would need more complete plans in order to obtain a building
