The Board feels that this is a
matter of maintenance.
Mr. Stock stated that he could repair the windows but he feels
that the builder should provide storm window and that will
rectify the problems. Mr. Stock claims that Babin Windows will
not repair the shimming problem with the windows; they will
only repair the weather stripping and tighten the locks.
Mr. Votaw was administe?:edthe oath. He claims that the conden-
sation_ gets so bad that they get ice build up when the temper-
ature is around 100. He is concerned that there will be damage
to the wallpaper if the casings are removed by the builder.
Mr. Bartel of Vienna Construction was administered the oath. He
stated that one window was warped and the sash was going to be
replaced. They also will replace the weather stripping where
it is missing. He promised the Board that he would have a
serviceman out within 30 days. He cannot promise that Vienna
homes will provide storm windows.
Mr. Shulz advised Mr. Stock and Mr. Votaw to talk with the
builder and attempt to get the problems resolved. They are to
notify the Board if the problem is resolved; if not, they are to
retur.n to the Board in March. Mr. Shulz referred Mr. Stock to
the BOCA, Page 10, Section PM 302.4 to verify that there were
no code violations. Mr. Mackenzie advised that the windows were
shimmed, but not at the check rail. He stated that a window was
usually shimmed wlierever required, not necessarily at the check
rail. Mr. Stock still feels that these windows must always be
shimmed at the check rail, as well as down the side where neces-
sary. Mr. Bartels claims that the windows were inspected. He
also stated that he is not responsible for windows where the
owner has taken off the casings. Mr. Stock, Mr. Votaw, and
Mr. Beck are to get together with Mr..Bartels and Vienna Con-
struction and try to work out a solution and then come back to
the Boaxd in 30 days.
Mr. Gundy asked Mr. Bartel to check the cold bedroom in the
Votaw home.
The home owners were again advised to work with Vienna Homes and
return for the March 26th meeting if they are still not satisfied.
J. Patton moved to postpone the Election of Officers until there
is a full Board, seconded by R. Tallon, and unanimously approved.
The meeting was adjourned at 8:45 p.m.
B.
