? <br />A?_ <br />PLANNING COMMISSION FEBRUARY 10, 1981 PAGE 2 <br />John Bryan Assembly Plat <br />Located on the north side of Lorain Road at the east <br />side of Glavic Chrysler Plymouth Dealer, 28500 Lorain Rd. <br />Combining of two (2) existing parcels, 232-6-5 and <br />232-6-6 into one (1) parcel to be used as site for pro- <br />posed Bryan Honda- Yamaha Commercial Building. <br />Assistant City Engineer D. McDermott explained that this <br />lot will conform to code. The existing dwelling will <br />remain as Mr. Bryan's residence and the commercial build- <br />ing will be built 20' from the residence which also con- <br />forms to code. J. Prokasy moved to approve the John <br />Bryan Assembly Plat, seconded by R. Perla, and unanimously <br />approved. <br />Building Commissioner E. Gundy then presented the site <br />plan. Mr. Bryan, owner, and K. Leo of Mongello Associates <br />explained the proposal. There will be parking in the <br />front and in the rear. The remaining rear property will <br />be left natural. CoLnplete building plans will be avail- <br />able for the Architectural Board of Review Meeting. The <br />proposal was explained to adjacent neighbors. The <br />Commission suggested that a fence might be helpful as a " <br />buffer to-the residences which abutt the property, es- <br />pecially since the rear property might possibly be used <br />to test motorcycles or dirt bikes. This would not be <br />permitted on the small portion at the rear of the lot <br />which is zoned as residential. R. Perla moved to refer <br />the Honda-Yamaha proposal to the Architectural Board of <br />Review with the stipulation that the detailed plans be <br />submitted to that meeting, seconded by R. Bugala, and <br />unanimously approved. IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br /> <br />(1) John Bryan Assembly Plat (heard above) <br />(2) Vienna Woods Subdivision Noo 2 <br />Final Plat and Improvements (Preliminary Plan approved by <br />Planning Commission on Sept. 9, 1980). Located east of <br />Walter Road and south of the Westmark Development Co. <br />Subdivision No. 1(south off Gessner Road). T?aenty five <br />(25) residential sublots from parcels 231-27-21, 231-30-1, <br />and part of parcel 231-27-3. <br />Assistant City Engineer D. McDermott presented the plans. <br />R.
