Cheese <br />proposal as presented and to include the recommendations of the <br />Architectural Board of Review of 8/17/81 and also, to approve <br />the facia sign as presented, seconded by J. Concept Plans. <br />Heard with item 1 NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(1) Christ The King Community Rezoni.ng Request, <br />Project's initial concept presentation. <br />Mr. R. Fleischman, Architect, presented.the concept plans <br />for the community which will consist of an academy for Kinder- <br />garten through 12th grades (700 students); a liberal arts- <br />theological college (1200) with the faculty residing on campus; <br />an auditorium seating 3,000; a physical culture facility; group <br />homes for mentally retarded; and a retirement community which <br />will have 200 one story homes, 1,500 sq. ft. each and approxi- <br />mately 2 ft. apart, with additional facilities for both partial <br />and total care for the elderly. The community will be located <br />on a 77 acre parcel of land, a portion of which is in Olmsted <br />Township and other parking will be planned throughout the area <br />and will be buffered with trees and landscaping. An existing <br />road will be used; there will be an open retension system which <br />will form a lake, and as many of the existing trees will be <br />left as possible. Sewers have been installed on the road. <br />There is a water pressure problem which will be worked out <br />with the Cleveland Water Department. Neighbors were advised <br />that the houses would be approximately $60,000 to $70,000 <br />on todays market; security, maintenance, etc. wi71 be provided <br />similar to condominiums; owners must be 55 years or older to <br />purchase a home; no one under the age of 18 can reside there; <br />at death the title reverts tb the community and will be resold; <br />there will be group housing for approximately 25-35 retarded <br />adults with round the clock supervision and these people will <br />probably be employed at a suitable occupation. The Commission <br />discussed the project. This area is now zoned "A" Single <br />Residence, Multiple Residence, and Limited Industry, and the <br />request is to rezone the entire area to Mixed Use. The Com- <br />mission questioned if Mixed Use would encompass the entire <br />development and what the long range effects would be on ad- <br />ditional re.zoning requests. It was decided to request imput <br />from.the Regional Planning Commission. Mr. Prokasy explained <br />that the s'chool and other church property would be taken off <br />• the tax base but the residences would be taxable. The entire
