Mr. Parry felt that <br />the #1 parking space would almost be impossible to get in or out <br />of and that parking space #2 would be impossible to back out of <br />without backing out on to Lorain. Also the front set back is not <br />7' as required by code, and space #6 would have to be moved to <br />conform. Mr.. Ruzsa rejected the idea that the parking lot could <br />be in the rear because of the steep grade and the necessity of <br />drainage:and the expense involved. D. Williams stated that the <br />trees which they are trying to.save are 20 years old, soft maple, <br />and are not that valuable a tree, and that they would probably die <br />with the construction of the p arking lot. It was also pointed out <br />that since this building would also be a residetnce that there <br />would have to be access to the garage at the rear of the building <br />and that there was very little room for a driveway. The building <br />will be re-roofed with simulated asphalt shake shingles, with <br />a texture siding on the wallsa ". <br />R. Parry moved to approve the plans, subject to the determination <br />of the Building Denartment as to the adequacy of the number of <br />parking spaces with the following changes: reduce the number of <br />parking spaces on the east edge to three and increase parking <br />spaces on the western side to 5, eliminating the 2 trees and the <br />first space on the south east corner to start approximately 10' <br />in from the sidewalk, with an adequately splayed radius so as to <br />allow cars to get into the sp ace, parking space 1 and 2 to be <br />removed and replaced with landscaping (lawn, foundation planting <br />and existing trees), seconded by C. Petroski, and unanimously <br />approved. <br />R. Parry moved to approv and recommend to Planning Commission <br />with the following suggested changes: to delete the small 12" <br />letters "insurance, accounting, taxation, financial consulting", <br />and increase the size of the lettering of "Thesling,Coulter and <br />Assoc.',', and also suggest replacing the two ground lights with <br />a built in wash light built integrally into the sign frame, <br />possibly 4' florescent tubes and the sun decal on the building <br />but not to exceed approximately 4' in diameter and to be located <br />below the plane of the canopy, --?: _.• <br />..VI.
