ARCHITECTURAL BOARD OF REVIEW FEBRUARY 18, 1980 PAGE 3
should be deleted. The type of Junipers should be noted, and
that some thought must be given to the compatibility of the
type of plant with its orientation, i:e., Junipers do not do
well in the shade. It was pointed out that this is an extremely
cold temperatures and that they should use Zone 4 plants. Also,
using all low growing junipers would be boring. In reference
to the site plan it was noted that the fence around the dumpsters
cuts off a triangular section of Taco°Uilla's property so that
it could no be maintained without going on to the adjoining
property. The site plan calls for no pedestrian sidewalk,
and cars using the drive thru window will block parking spaces.
Mr. McGinty pointed out that they needed all parking spaces in
order to conform to code. Mr. Parry stated that the roof top
mechanical installations were not shown on the plan, and that
there should be some information as to how high they were to be.
R. Parry moved to table action and make recommendations and ask
fo"r resub mittal, the resubmittal should include information not
presented, including information on the height and type, with a
sketch, of the mechanical equipment showing how it is to extend
above the parapet wall; type of lighting on the site, complete
building plans, grading plans with the f6116wing recommendations:
concerning the site plan, restudy parking and access a) to allow
extra space (5' plus or minus) at edge of access drive off of
S.parky Lane, b) move the four spaces south of the building over
5' allowing for a raised sidewalk, c) redesign the drive-thru
aisleway to move it so the center line is approximately 10
to 15' from the property line, d) restudy the trash recepticle
fence to eliminate the angles•: Planting plan to be resubmitted
with restudy of the plants themselves as per above comments,
seconded by M. Case, and unanimously app roved.
D. Williams moved to approve the signs as presented with the
suggestion that the entrance sign be moved in 3 feet from the
sidewalk, with the deletion of the approval of the location of
the menu board contingent on the resubmittal and subsequent
approval of the site plan, seconded by R. Parry, and unanimously
approved.
R. Parry moved to approve the building location and the building
as submitted with its change in material conditioned on the re-
submittal of the mechanical roof top units so that if the Board
determines that the mechanicals extend well beyond the parapet
that the Board may ask that the parapet be raised, seconded by
D. Williams, and unanimously approved.
Thesling Office Building, 25700 Lorain Rd.
D. Ruzsa, Architect, explained the revised plans. The number of
parking spaces was not increased, so that existing trees could
be saved, however the parking area was increased to 64 feet overall
