The addition will be an exact duplicate of <br />the existing b uilding, except that the new windows will have <br />a bar accross the front for reinforcement. There will be <br />a heating and air conditioning im.it on the roof to the rear <br />of the building. R. Parry moved to approve the plans with <br />the condition that the air conditioning unit is in the north- <br />east corner of -the addition and that it exhausts either to <br />the east or the north, away from the neighboring apartment <br />building, and that all materials will match the existing <br />building, seconded by C. Petroski, and unanimously approved. <br />(c) Lorain Stears Shopping Center, 28981 Lorain Rd. <br />With drawn by Developer until a later meeting. <br />(d) 14inotti's Drive Thru Beverage and Car Wash, 27100 Lorain Rd. <br />The plans were presented by T. Krebs, Architect, who explained <br />that if the underground storage tanks are not used, the de- <br />veloper will comply with the City for disposition. This <br />plan is in compliance with the Safety Director's suggestions. <br />There is no left turn off Lorain Rd. into the beverage store. <br />Only entrance for car wash is otf Dover Center Rd. The ex- <br />isting gray brick building will have blue trim. It was sug-. <br />gested by the Board that: 1) The entrance off Lorain Road <br />be narrower; It should be pointed out that the design of the <br />driveway is totally inappropriate with a 30' opening with <br />radii which aren't designed to control traffic. 2) Remove <br />front parking 3) Put drive from Lorain thro.ugh to Dover- <br />Center. 4) Seal off driveway from other properties to avoid <br />cutting through (opening into adjacent properties will not <br />control traffic 5) All the dimensions on the site should be <br />s.caled on the plat as they are supposed to be: for example, <br />the parking spaces which are approximately 15' should be <br />scaled correctly and have this submitted back to the Archi- <br />tectural Board of Review. D. Parry moved to table until <br />such time as the Safety Director has made a final determina- <br />tion and to include the Board's comments on suggested changes <br />to the site plan, specifically the reduction in the apron <br />openings, redesign of the apron and islands to direct traffic <br />in the sealing off of adjacent parking lots to this develop- <br />ment. This should be resubmitted to the Architectural Board <br />of Review after the Safety Department has determined a final <br />traffic pattern for the development since that may change the <br />entire building, seconded by M.
