Resubdivision of <br />Sublots 20 and 21 (Permanent Parcel Nos. 231-27-51 and 52) <br />of the Westmark Developments Co Subdivision No. 1, approved <br />by the North Olmsted Coimcil Resolution No. 78-4. Located <br />east of Walter Road and south of Gessner Rd. Assistant City <br />Engineer D. McDermott introduced the plans which involve <br />only moving of a property line 2' south and explained that <br />this was reqiiested by the Engineering Department. The <br />lots involved still conform to all Ordinances. J. Roberts <br />moved to approve the Westmark Development Co. Resubdivision, <br />seconded by B. Gorris, and tmanimously approved. <br />1. 7515 Compnay's Subdivision No. 1 Preliminary Plan to sub- <br />divide existing Parcel 231-19-5 into four (4) sublots: <br />three (3) sublots front on Columbia Road and one (1) fronts <br />on Walter Road9 with a large remonant "Block A" between the <br />proposed sublots. The existing parcel has frontage on <br />both Colimmbia and Walter Road and is located north of Gessner <br />Road and south of Antler Drive. <br />2. 7515 Company's Subdivision No. 2. Preliminary Plan to sub- <br />divide "Block A" of 7515 Company's Subdivision No. 1, <br />listed above, into fifty (50) sublots, and includes ex- <br />tension and connection of Dawn Drive and Htmter Drive. <br />Assistant City Engineer D. McDermott explained that the <br />above items could have been one plan but the developer pre- <br />ferred -to have them subdivided separately. , The developer, <br />Dick MacKay, explained that he intends to sell Subdivision <br />#1 first and then develop Subdivisian #2 at a later date. <br />Block A will not be landlocked and all sublots conform to <br />Ordinance. The plans were studied and discussed. There is <br />one exd.sting house on sublot 1 and greenhouses on sublot <br />1 and 2. The greenhouses are to be torn down. The ad- <br />joining property owners were called before the Comnission. <br />'They were concerned that the flooding and drainage problems <br />that they have now will be increased with the development <br />of this land. Mr. Prokasy explained that in the last few <br />years, developers are required by Ordinance., to retain run- <br />off water in an imderground retention basin basin and the <br />water cannot be allowed to run off the property at a faster <br />rate than before the area was developed. Council President <br />D. Limpert questioned how the retension basin worked with a <br />larger pipe going into a smaller pipeo Assistant Engineer <br />D. McDermott explained that the water was held back and was <br />released slowly into the smaller pipe. Zt was also explained <br />that no rum-off water will be diverted to the existing <br />ditches in the neighborhood and that there will be no open <br />ditches in the development.
