?
r ,? ^
1_ '...
PLANNING COMMISSION JUNE 24, 1980 PAGE 2
an L shaped building and the addition will square it off.
J. Roberts moved to refer the William Rooney Addition to
the Architectural Board of Review, seconded by R. Perla, and
unanimously approved.
(c) Lorain Stearns Shopping Center Addition, 28981 Lorain Rd.
Returned from the Architectural Board of Review Meeting of
June 16, 1980. Geroge Drager, Architect, and J. Hammerschmidt, owner,
explained the plans which were studied in conjunction with
the Architectural Review Board Minutes. Mr. Hammerschmidt
has agreed to move the eastern driveway further west. It
was determined that the original plans did include the three
? retail stores at the eastern end of the parking area, as .
well as the storage area of the Honda-Yamaha Agency. Parking
is adequate; there are 253 spaces and only 251 are required.
The rear service drive is 20° wide and is adequate for trucks
and fire equipment. Access to the service drive at the
Western end of the shopping center could be difficult with
the last parking space located at the western entrance of
the drive. Councilman Wilamosky questioned the developer
in reference to long range plans for the shopping center.
If the occupancy of the building changes the parking might
not be adequate. The Architectural Board of Review had
questioned the front set back area which is in violation
of the codes today. These set backs are existing and not
pertinent to the present discussion. The Architectural
Board of Review had not recommended approval and had not
- revieued thebuilding plans in detail. J. Brown moved to
approve the addition to the Lorain Stearns Shopping Center
with the suggestion that the eastern most drive be moved
west 1 section (approximately 40') and eliminating the one
most easterly parkin g sp ace at the south west parking area
(section 14 on the print), secon.ded by J. Roberts. Roll
Call on motion: Brown, Roberts, and Perla, Aye; Gorris
and Morgan, nay. Motion failed to pass. (d) The Uppercut, 24002 Lorain Rd.
Returned from the Architectural Board of Review Meeting of
June 16, 1980.
No representative was present. Mr. Gundy explained the
plans which were studied and discussed in conjunction with
the Architectural Board of Review Minutesewhich did not
recommend approval. There were no complete building plans
available. R. Perla move d to disapp rove the Uppercut
Addition on the basis that the plans are not professional and
no judgement can be given and that there are not enough facts
to make a determination, seconded by T. Morgan, and unani-
mously approved. Proposal rejected.
