Violation of Ord. 62-33, Section 1151.04. <br />Chairman Ledvina' called all interested parties before the Board. The <br />oath was administereda L. Horvath moved to approve the variance, seconded <br />by C. Remmel, and unanimously approved. Variance granted. <br />8. Tas H. Blagg, Sr. 23586 Carriage Lane <br />Request for variance (1133.13). Request 2' side yard variance for <br />fireplace. Violation of Ord. 62-33, Section 1161.01. <br />Chairman Ledvina called all interested parties before the Board. The <br />oath was administered. C. Remmel moved to approve the variance, seconded <br />by L. Horvath, and imanimously approved. Variance granted. <br />9. Carlton Place Condominiums (Shore West Construction Co. ) Clague, Mastick, <br />and Brookpark Rds. Request for variance (1133.13). Request 10' variance <br />for minimum set back from State of Ohio right of way (minimum required 40' ) e <br />Violation of Ord. 62-33, Section '1157.02. Also, request 101 variance for <br />buffer planting area from zoning line. Violation of Ord. 62-33, Section <br />1157.03b. This is a second request for a reduced variance. <br />Chairman Ledvina called all interested parties before the Board. The <br />oath was administered. R. Mongello, Architect, explained the request and <br />advised the Board that the developers had metwith the adjacent property <br />owners and had reached agreement on 5 points. The neighbors also want <br />a 5' fence along the property lines (which is residential zoning -and <br />will also require a variance). There was a lengthy discussion as to the <br />height of the fence in the 50' front set back area of the driveways (3011, <br />maximtun by Ordinance). It was agreed that a 42" split rail fence be ' <br />installed in the front set back area of the driveways. R. Mongello <br />stated the five items that had been agreed upon by the neighbors and <br />Shorwes t Cons truction : <br />1. Building line is to be 10' from zoning line on the southerly side. <br />2. Northern Building line is to be 10' from Brookpark right of way. <br />3. Entrance to driveway off Clague Rd. is to be centered on lot. <br />4. Southeast:aorner of.building is to be 25 ft. from property line. <br />5. Ten end units to be changed to "D" type (double units) making a total <br />of.92 units, <br />C. Remmel moved to grant the requested variances and also to grant a <br />variance: for a 5' chain link fence along the entire west, south, and <br />east portion of the property as shown on the print and that the fence in <br />the 50' front set back of the Mastick and Clague Rd, drives be three <br />rails, the height not to exceed 42" and that the granting of all the <br />variances other than the fence variance are conditioned on the con- <br />struction of the fences as specified by thip Board, seconded by L. Horvath, <br />and unanimously approved.
