The <br />oath was administeredo Chairman Ledvina explained to the neighbors <br />? that this request was for the use of the land not the style of the <br />building. The plans were studied and explained to the neighbors; their <br />main concern was to have some type screening around the parking areas, <br />one of which will be in the front set back area where only a 30" fence <br />is permitted without a variance. The Board decided to grant a variance <br />so that plantings could exceed 30" in the front set back area, and <br />specifically require 4' high plantings to be adjacent to the parking <br />areas in the front set back in order to protect the adjacent propertiese <br />Mr. Remmel moved to grant the special permi.ssion to build a place of <br />worship in a residential area with the specific condition that dense <br />4' high planting must be planted and maintained at 4f high by the <br />Islamic Center of Cleveland in the front set back parking area and that <br />a variance be granted for the 4° high shurbs in the front set' back area, <br />seconded by Chairman Ledvina, and unanimously approved. It was observed that this is a very large pie- <br />shaped lot, at least 100° from the house behind himo Mr. Horvath <br />moved to approve the variance, seconded by Mr. Fairfield and unanimously <br />approved. Request 23' 4" rear yard variancee Violation of Ord. 62-33, sectioTi 1163sO1o (Variance is needed prior to <br />subdivision of -lot). Chairman Ledvina called all interested parties before the Board. The <br />oath was administered. Mr. & Mrs.• Hyneman, their lawyer, and some <br />neighbors were present. Because of a physical handicap, Mr. Hyneman <br />needs a large 1 floor plan. Their attorney pointed out that there was <br />no home behind it since the property was owned by the Bible Presbyterian <br />Church. It was observed that this was a huge variance, and would not <br />conform to the other rear yards on the street, and also, it would be <br />possible to build a conforming _house on this property. Mro. Remmel <br />moved to reject this variance, seconded by Mro Fairfield, and unanimously <br />approved.
