/ <br />v' <br />PLANNING COMMISSION APRIL 10, 1979 PAGE 2 <br />a 7 ft. variance for the canopy and for a non-conforming drive- <br />way by the Board of Zoning Appeals on April 4, 1979. The plans <br />were studied. Mr. Armbruster advised that they would refer the <br />driveway plans to the Safety Director for study. B. Gorris <br />moved that the plans be referred to the Architectural Board <br />of Review, and request that the Safety Director review the plans, <br />seconded by J. Brown and unanimously approved. <br />(d) Taco Villa, Sparkey Lane and Brookpark Extension. Because Mr. <br />Sparky DiBenedetto was delayed, Mr. Roberts moved to defer <br />Taco Villa to the end of the agenda, seconded by W. Ohman, and <br />imanimously approved. <br />(e) Gastown Gas Station, 26516 Lorain Rd. Mr. Gundy introduced Mr. <br />John W. Koeller of Gastown who explained that they were going <br />to tear down the existing structure and rebuild the station <br />entirely as a_self-service station for-automobiles only. <br />The plans were studied and discussed. The landscaping plans <br />are not available naw but will be for the Architectural Review <br />Board meeting. The new station will conform to the city or- <br />dinances and set back requirements. J. Roberts moved to refer <br />the Gastown proposal to the Architectural Review Board with the <br />recommendation that they look into the landscaping plans, seconded <br />by W. Ohman, and unanimously approved. <br />(f) Norm'.s Auto Service, 30175 Lorain Rd. Proposal to add to existing <br />building. A Variance had been granted for the rear set back <br />area by the Board of Zoning Appeals on March 7, 1979. The <br />plans were studied and discussed The addition will conform to the <br />-existing building. Mr. Roberts moved to approve the plaris for <br />Norm's Auto Service witti concurr.ance from Engineering for <br />drainage specifications and with follow up by the Building Dept., <br />seconded by B. Gorris, and unanimously approved. <br />(d) Taco Villa, Sparky Lane and Brookpark Ext.,Mr. S. DI-Bennedetto <br />and Mr. J. Herdvic represented Taco Villa Restaurant. Mr. Gundy <br />advised that the 7' planting strip will be added and that parking <br />is adequate. The plans and the traffic flow were studied and <br />discussed. Mr. Ohman moved to refer the proposal to the Ar- <br />chitectural Review Board and to the Safety Director and the City <br />Engineer for traffic flow recommendations, seconded by J,. Roberts, <br />and unanimously approved. <br />IV: o NEW. DEVELOPP'fE2dTS.,AND SUBDIVISION: <br />(a) Revised Plan of Gertsma Construction Subdivision, which was <br />originally approved by Planning Commission on December 12, 1978. <br />Realignment of 3 parcels (231-19-11, 231-19-12, 231-32-1) <br />located betaeen Columbia Rd. and Root Rd. and includes proposed <br />Gessner Road Extension, west beyond Root Rd. Tir. L. Gertsma,
