Mr. <br />DiBenedetto, developer, advised that as per Safety Director Petre`s <br />. suggestion, one of the driveways had been eliminated for better traffic <br />flow. J. Prokasy moved that the Commission approve the building and <br />general site plan as p resented with only one opening on Sparky Lane, <br />which is entrance only, and that the detailed plan for signing, <br />lighting, landscaping, trash receptacle location and screening be <br />resubmitted to the Architectural Board of Re view, and that no <br />occupancy permit be issued imtil the Architectural Review Board has <br />acted on these items, seconded by W. Ohman, and unanimously approved. <br />(d) Shell Oil Co., Clague and Lorain Rd., plans were approved and recom- <br />mended to the Planning Commission by the Architectural Review Board <br />with the following stipulations: 1) The -north east opening into <br />Ctmningham parking lot be removed and replaced with planting. 2) <br />Replace asphalt between sidewalk and street curb with green concrete. <br />3) Table landscape plan Lmtil next meetirig. Mr. Turner of Shell Oil <br />explained the revised plans. Mr. Roberts moved to recomrsend approval <br />of the Shell Oil Co.., Clague and Lorain Roads, _plans per recommendations_ <br />of the Architectural Review Board, seconded by J. Brown and unanimously - <br />app rove d. <br />(e) Save Mart, 24066 Lorain Rd. Mre Gundy explained that this proposal <br />was originally submitted to the Planning Commission on July 11, 1978, <br />and referred to the Architectural Review Board for"recommendations. <br />On July 11, 1978 the Architectural Review Board review the plans <br />and made several recommendationse Mr. Schuttee of Ashland Oil Co. <br />advised that the company delayed the project due to the many items <br />required by North Olmsted. They are now ready to proceed with the <br />proposal. At tfie A=chitectural Review Board meeting of April 16, 1979, <br />the revised plans were approved and recommended to- the Planning - <br />Commission with the following stipulations: 1) Removing privacy wall <br />for security. 2) Put in curbing along the east edge of paving, <br />3) Use a metal mechanical equipment screen instead of wood. 4) <br />Resubmit landscape plan when complete. The revised plans were studied <br />and discussed. The signs have been approved by the Architectural <br />Review Board at the July 17, 1978 meeting with the provision that <br />they meet with size requirements of the Ordinances. The Engineering <br />Department is working with Ashland Oil at this time. D. Ryan moved <br />that the Planning Commission accept the Save Mart plans as sub- <br />mitted with the recommendations made by the Architectural Review <br />Board, seconded by W.
