r <br /> <br />PLANNING COMNISSION MAY 22 , 1979 PAGE 5 <br />(e) Woodscape Development Townhouse Landscape Plan, Maple Ridge <br />at West 231 st. Approved by •the Architectural Review Board <br />meeting of May 21, 1979, with the recommendation that the <br />screening area at the end of the parking access drives be <br />changed from the A- Forsythis, Viburnum to E American <br />Aborvatea, and also extended north and south from the ex- <br />tension of the parking garages and the trash receptacle area. <br />Also, whenever possible any large trees outside the construction <br />area be saved. The plans were studied and discussed. J. <br />Prokasy moved to approve as recoumended by the Architectural <br />Review Board meeting of May 21, 1979, seconded by J. Roberts, <br />and Lmanimously approved. <br />(f) Gastown - 26516 Lorain Rd. The Architectural Review Board <br />approved the plans to utilize the face brick as indicated on <br />Sheet #S-7, shanging the use of the Malus Floribunda to Malus <br />Jack or other upright plant, finish the tree lawn between <br />curb and sidewalk in green concrete. The plans were studied <br />and discussed. J. Roberts moved to approve the plans as <br />recommended by the Architectural Review Board of May 21, 1979, <br />seconded by D. Ryan, and tmanimously approved. <br />(g) Save Mart, 24066 Lorain Rdm Landscape plan approved as sub- <br />mitted by the •Architectural Review Board. No action necessary <br />by Planning Commission. ' <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />Columbia Viliage Apartments Subdivision, North off Lorain Rd. <br />and west off Columbia Rd: Site of Columbia Square Apartments. <br />Realignment of Permanent Parcels 231-36-3 and 231-36-12 into - <br />two (2) Sublots. Mr. Joe Bimdas, developer, explained that <br />this property had been assembled for the building of the Apart- <br />ment in 2 phases, pliase one is completed and this subdivision <br />of the property is for mortgage purposes only. Law Director <br />M. Gareau advised that the subdivision Platt include the fol- <br />lowing restrictions: "This platt is being submitted for the <br />purpose of establishing lots reflecting the phase development <br />of Columbia Dillage Apartments which overall final development <br />plan was approved by the North Olmsted Planning Commission on <br />May 27, 1975 and it was also approved by the Council on June 4, <br />1975. The approval of this subdivision in no way modifies the <br />prior approval of the final development plan and the saue shall be adhered to imless modified according to law. " This <br />proposal for subdivision and the above restrictions were studied <br />and discussed. The neighbors were assured that everything <br />that was required for this developme-nt would remain because of <br />the Platt restrictionso J. Prokasy moved to approve the sub- <br />division of the Columbia Village Apartments including the Law <br />Director's statement that is to be noted on the Platt and, also, <br />records the perpetual easements on both properties from Lorain <br />to Columbia Road, seconded by B. Gorris, and unanimously approved.
