.? <br />0 <br />PLANNING COMMISSION JUNE 12, 1979 PAGE 3 <br />(b) Gibson Partners, Maxine Circle Sub division - North of Lorain (an d <br />north of General Retail Business zone line) and west of 231 St. <br />(23172 Lorain Road). C. M. Barber, Director of Land Development <br />for Gibson partners explained the proposal. D. McDermott, <br />Assistant City Engineer, explained that sublot 6 is abutting <br />part of a dedicated street, Maple Ridge, which is undeveloped as <br />yet, and that also sublots 1-5 would be in the way of any future <br />dedication for extension of Maple Ridge. The plans were studied <br />and discussed. The neighbors were invited to step before the <br />Commission and view the plans. Mr. Barber introduced Richard <br />McKay, the engineer, who is to answer any technical questions. <br />Steve Kozak questioned the water drainage since there is now a <br />flooding problem at times. Mr. McKay explained that by Ordinance <br />they were required to contain all runoff w ater and that they would <br />be putting in a 48 to 54" pipe to contain all water. Mro Barber <br />explained that as many trees as possible would be left, especially <br />in the rear yard area, also that, if at all possible the streets <br />and undergroimd facilities would be put in this year and that <br />at that time the property would be sold to a builder. . Law <br />Director M. Gareau questioned if all corner lots were at least <br />15% larger than the other 60` lots as is required by Ordinance, <br />Mr. McKay assured the Commission that the corner lots did conform <br />to the Ordinance. The iieighbors were concerned that these homes <br />will conform to the neighborhood. The actual type bf home will <br />will be determined at the time of purchase and, hopefully, they <br />will be in the $80,000 price range. No variances will be required <br />according to Mr. MclCay. Ed Lesher, property owner, questioned <br />the safety of having Sharon Dr, as the only entrance or exit and <br />requested that the Safety Director be made aware of this sit- <br />uation. W. Spaulding questioned what use was planned for the <br />vacant property to the north of this subdivision. This pro- <br />perty is owned by Dr. T. Gaitanaros and he had originally planned on putting a nursing home on it but that proposal had <br />been turned down by the city. Councilman Wilomosky suggested that <br />part of Dr. Gaitanaros° property and part of sublot 6 could be used <br />for an extension of Maple Ridge for a second access on to West <br />231 St. Neighbors on West 231 objected vehemently to another <br />entrance on to their street since it is at present congested and <br />there is a condominium now being built which will also exit <br />onto West 231 St. W. Ohman moved to approve the preliminary <br />plans for the Maxine Circle Subdivision subject to consultation <br />with the Safety Director with respect to the traffic flow access <br />for the entire development, seconded by B. Gorris, and unani- <br />mously approved. <br />(c) Pebblebrook Subdivision, West off Canterbury Road at City`s <br />south corporate line (Homelinks Golf Course). Mr. Carl Andreano, <br />engineer and Frank Pucello, Architect, were representing Hennie <br />Homes, the developer. They e-plained that the subdivision will <br />contain homes in North Olmsted and Olmsted Township with an <br />18 iiole executive golf course on the premises, and that Canter- <br />bury Road will be extended all the way through to John Rd, The <br />plaiis were explaiaed to the adjacent property atiners. Minimum <br />lot size will be 80` frontage, and Canterbury Rd. will be widened <br />and iiuproved by the developer, as much foliage will be left as
