PLANNING COMMISSION JULY 10, 1979 P,P,GE 2 <br />Review Board excluding Item 1, which is to be resubmitted with the <br />building plans, and the detailed landscape plans, seconded by J. <br />Brown, and unanimously approved. <br />(c) Anthony Dindia Retail Stores, Northwest corner of West 231 and <br />Lorain Rd. (Referred from the Architectural Review Board Meeting' <br />of July 9, 1979). <br />Anthony Dindia introduced the proposal. The plans were studied and <br />discussed. J. Prokasy moved to approve the Anthony Dindia retail <br />store plans as submitted with the changes 1, 2, and 3 contained in <br />the Architectural Board of Review Minutes of July 9, 1979, seconded <br />by D. Ryan. At This time Chairman Bugala requested the opinion of <br />City En.gineer R. Zurawski regarding the entrance off West 231 St. <br />Mr. Zurawski had reviewed the plans and stated that they had recom- <br />mended that ithce' entrance -be as far away as possible fram.tihe inter- <br />section, he also stated that the A& P'Store had dedicated an ad- <br />ditional 10' for the right of way which had not yet been developed. <br />Chairman Bugala then called for a vote, and the motion passed <br />unanimously. <br />(d) Pic Way Shoes, 27650 Lorain Rd. (Northeast corner of Lorai.n and <br />Porter Roads). (Referred from the Architectural Review Board <br />mee ting o f July 9, 1979). <br />Jim Brunskill of Knobocker Stores, introduced the plans. The plans <br />and recommendations of the Architectural Review Board were studied <br />and discussede J. Prokasy moved to app rove the Pic-Way Shoe Store <br />plans as submitted with changes 1 through 7 as recommended by the <br />Architectural Review Board Minutes of July 9, 1979, seconded by <br />W. Ohman, and unanimously approved. . <br />(e) Columbia Village Apartments, Lorain and Columbia Rds. Phase 2" <br />Referred to Planning Commission July 3, 1979. <br />Mr. Gundy introduced the ammended plans for Columbia Village <br />Condominums Phase 2. He explained that Phasa 1 is completed, and <br />that this plan will reduce the density of Phase 2. Mr. Lefkowitz <br />and Mr. Bernstein, the Architect, were representing Columbia Village <br />They explained that the density of the development would be reduced <br />from 197 units to 96 townhouse units of about 1260 sq. ft. per unit, <br />designed to.be sold on todays market for about $50,000 and planned as <br />an adult community. This new plan eliminates a six story apart- <br />ment building and the 2-2 story garden type apartment units of one <br />and two bedroom suits, and reduces the open car sp aces from 155-to <br />136. The density of the new proposal is well within the zoning <br />requirements, and the only variance required is for the garages <br />which are 20 feet from the residential area (50 ft. required), this <br />variance had been previously granted on September 1, 1976, and <br />would have normally expired, however Law Director M. Gareau felt <br />that since this is a Phase development that the variance is still <br />valid. Parking, traffic flow, lands caping, and the removal of the <br />originally planned recreation area,were discussed.
