<br />t <br />PLANNING CONIMISSION SEPTEMBER 11, 1979 PAGE 3 <br />a <br />0 <br />Safety Director for his review and recommendations, seconded by <br />W. Ohman, and unanimously approved.• <br />(d) Robert Goold Shopping Plaza, 25765 Lorain Road. Proposal to <br />build stiopping plaza. Mr. Gundy introduced the plans, he advised <br />that the project.meets all zoning ordinances. D. Margulies, <br />Architect, represented the Robert Goold Shopping Plaza. This <br />property is directly in front of the Kings Path Condominiums and <br />next door to Ponderosa Steak House. The plans were studied and <br />discussed. The neighbors were invited to review the plans. The <br />+ traffic pattern, exterior appearance, and landscape plans were <br />described,and exp lained to them. There were no objections to the <br />plaza. W. Ohman moved to refer the Robert Goold Shopping Plaza <br />plans to the Architectural Board of'Review, seconded by B. Gorris, <br />and imanimously approved. <br />IV. NEjd DEVELOPMENTS AND 'SUBDIVISIONS: <br />Assistant City Engineer D. McDermott requested that item "b," <br />Stark Subdivision (Alternate Plan) be deleted from the Agenda at <br />the request of the developer. <br />(a) Pebblebrook Sub division, Final Plat, west off Canterb ury Road at <br />the City's south corporate line (Homelinks Golf Course Sub diVision <br />od Parcel 235-26-1 into 51 Sublots, Preliminary Plan (54 sublots) <br />approved by the Planning Commission on Jime 12, 1979. Carl <br />Andreano, Engineer, p aul Goldburg, Sun rise Development Co., and <br />Rick Puzitello, -Hennie Homes were representing the Subdivision. <br />M. Gareau -advised the developer that s/1 7& 8 would be difficult <br />to build on, and that it would be almos t- impossible to put a house <br />on lot 8 and conform to code. He advised that there -is--a -proposed <br />amendmentto the ordinance that the minimum depth._ of a_ lot-must <br />be 135 ' 'deep, and : that they might need a variance.._ He s:uggested <br />that they might be wise .to resubdivide this p.roperty now, even ?.. though the proposed ordinance is not now in effect and_the Planning <br />Commission cannot reject the proposal on the basis of this..proposed <br />ordinance. The developers decided ito go ahead with the subdivision <br />as it stands now. Earl Yesberger_and other property owners were <br />concerned about the drainage, and the flooding problems on Canterbury <br />Road because__the culvert cannot handle--the water. D. McDermott <br />advised them that the Engineering Department is aware of the pro- <br />blem with -the culvert and the acute drainage problem: _ Mr. Andreano <br />advised that they are working with an Engineer and that in con- - <br />jimction with the planned golf course that they will be putting <br />retention lakes in the golf course to hold back the water so that <br />they will not be agravating the situation. D. 14cDermott advised <br />that the city will not approve a plan that will make the situation <br />worse. One property owner suggested that a buffer zone and a <br />fence should be constructed to protect children from the golf <br />course and to prevent trespassing and vandalism: D. Ryan moved.to <br />recommend the Pebblebrook Subdivision, Final Plat, to Cotmcil, <br />seconded by R. Bugala, and tmanimously approved.
