Subdivision of <br />parcel 234-13-9 into twenty three (23) sublots: The subdivision <br />. plans were studied and discussed. A. Kanareff, Engineer and Ed <br />Sarobe represented Olmsted Farmso Neighbors reviewed the plans <br />and have many serious problems at preserit with lack of water <br />pressure, drainage, flooding, erosion of land,and lack of services <br />to their area since the beginning of construction of 1480. They <br />} are not opposed to the development but fear that 23 more homes now <br />and possibly more at a future date will intensify their problems <br />which they feel now are unbearable. They were advised that the <br />City of Cleveland Water Department would have to test the water <br />pressure and supply, and that if the supply is not sufficient, <br />the subdivision will be rejected until the developer corrects the <br />situation. Mr. Kanareff advised that they are working with the <br />Cleveland Water Dept. now to rectify the.situation. As for the <br />flooding, Mr. Kanareff stated.that they were required to have <br />retention basins and that the subdivision would not add to_ their <br />flooding problems. Assistant Engineer D. MeDermott also assured <br />them that no more wate r will run off onto their property because of <br />the new development since any new development is required to <br />retain i.ts own water. The neighbors claim that the ditch is now <br />28' deep and filled with water and is dangerous. The neighbors were <br />advised to follow up on the &velopment and to continue to check <br />with the Engineering Department $s to future hearings. D. Ryan <br />moved to recommend to Council that the Olmsted Farms Subdivision <br />plans be approved as submitted, seconded by W. Ohman, and unan- <br />imo us ly app rove d. (d) Walnut Ridge-Subdivision,-North side of Kennedy Ridge Road, abut- <br />ting BridTewood Apartments. Ztao (2) sublots from existing parcels __ <br />236117-5, 236-17-7, 236-17-11 and 236-1_7=15o This is -the As- - <br />sembly P-lat for the Walnut-Ridge Condominiums that was approved <br />under?Section=lIl., Item (b) .---Mr. J.- Fer-chi-ll--again stated that he-- <br />was required--to raze the existing house because of the 50' set <br />back from the condominium. Mr. Da?e Slobodzian, property owner ad- <br />jacent-to the--eastern driveway again requested that one driveway ---- <br />be eliminated from the plans, and that a variance be granted so . <br />that -the .house -on that property can remain, -in order. not to break -- <br />up the residential area any more than necessary to build the pro- <br />posed-condominiumsa Chairman Bugala advised him that the Board <br />could not request a variance, and they could only vote on the plan <br />as is presented. D. Ryan advised that the the developer had been <br />encourage to put in two accesses because of the safety of the <br />future residents of the condominitmm: Mr. Slobodzian then stated <br />that a similiar development in Fairview Park with even more units <br />had only one access road. D. Ryan advised that this was a legal <br />subdivision, and that the Planning Commission h.ad always encouraged <br />a double access for safety reasons. D.
