(Referred f rom the Architectural <br />Board of Review Meeting of September 17, 1979). <br />Bob Stark explained the revised plans: that the front island <br />was re-formed to improved the traffic flow, and the landscaping <br />- was changed according to the. recommendations of the Architectural <br />Board of Review. The Central Bank sign and its location were <br />studied and discussed. The sign meets all City Ordinances but the location was not shown on the plans, so the site of the sign <br />in the front buffer zone was marked on the plans at this time. <br />J. Roberts moved to approve the Central Bank plans as submitted <br />on the drawings marked September 25, 1979 including the located <br />pole sign, seconded by J. Prokasy, and unanimously approved. <br />(c) Columbia Village Condominiums, Lorain at Columbia Rd. (Referred <br />from the Architectural Board of Review of September .17, 1979) <br />Mr. Nathan Bernstein showed the changes made in the plans as <br />recommended by the Architectural Board of Review: 1) Stucko <br />panels are removed, 2) electrical and gas meters are concealed, <br />3) Aluminum vents on roof will be dark brown to match the roof, <br />4) lighting is now located so as not to shine directly into win- <br />dows, 5) parking area at entrance is changed so as to eliminate <br />the sharp right hand turn into the cul-de-sac and the parking <br />area at the southeast corner is redesigned 6) landscaping was <br />changed according to the Architectural Board's recommendations, <br />? 7) Detailed site planwas available. The revised plans were <br />studied and discussed. It was suggested that speed bumps be in- <br />cluded in the ru.adway. *The site plan was legal as far as traffic <br />and drainage and can be approved by the Planning Commission at. <br />this time. J. Prokasy moved that the Columbia Village Condomin- <br />ium plans be approved as presented this evening, alterations con- <br />cur with the Architectural Board of Review minutes of September 17, <br />1979, seconded by J. Roberts, and unanimously approved. <br />(d) W. Geisser Office Building, 24963 Lorain Rd. (referred from the <br />Architectural Board of Review meeting of September 17, 1979) <br />The Architectural Board of Review has requested that an entire <br />new roof should be installed when the addition is constructed. <br />Mr. Geisser explained that this was a relatively new roof and if <br />he could match it, he preferred not to replace the existing roof. <br />The buffer strip will be 7' as required by code. Another recom- <br />mendation was that the parking areas be splayed. This would elim- <br />inate 4 parking spaces which Mr*. Geisser needs to conform to the <br />Ordinance. There was some discussion as to whether the splays <br />were necessary in a 66' wide parking lot. J. Prokasy moved that <br />the plans for the Geisser Office Building as heard by the Archi- <br />tectural Board of Review be approved in conformity with the <br />Architectural Board's minutes with two exceptions: that there <br />not be a requirement for the additional splaying of the parking <br />- lot, or the necessity of rer-oof:ing the entire structure if the <br />new portion can be matched with a similar color, seconded by B. <br />Gorris, and unanimously approved.
