.PLANNING COMMISSION SEPTEMBER 12, 1978 PAGE 2 <br />r <br />Mr. Bugala moved to accept the tentative site plans for the Garden <br />Apartment Development dated September 11, 1978 and that the plans <br />be submitted to the Engineering Department, the Safety Department, <br />the Fire Department and the Architectural Board of Review and that suitable fencing be considered by the Architectural Board of"Review. <br />Mr. Ohman seconded and motion passed unanimously. <br />(b) Sherwin Williams Company - Addition of employee parking area and <br />relocation of loading dock on east side of building. <br />Mrs. Pat Idu and Mr. Jeff Lieberman,, representing Sherwin Williams, <br />came before the Board. Mr. Gundy distributed plans and blueprints of <br />proposed alterations and additions. Mrso Idu explained that Shezwin <br />Williams would like to build a depressed loading dock so trucks could <br />back-up and unload. This would eliminate some existing employee <br />parking spots and therefore, additional parking spots are needed. <br />The exact location of the proposed parking facility and loading dock <br />was determined. Mr. Roberts observed that there were no changes to the <br />original building so it would not be necessary to refer this to the <br />Architectural Board of Review, only to Council for their approval. <br />Mr. Prokasy made a motion to accept the Sherwin Williams plans as <br />presented. Mrs. Brown seconded and motion passed imanimously. <br />(c) Preliminary proposal - Central National Bank <br />Mr. Stark, owner of Zayre's and Rini's shopping center area, came <br />before the Board with a request to combine the shopping center <br />parcel with a parcel presently east of the car wash and containing <br />some 4 to 6 apartment suits. His intention is to eventually build a <br />1/4 million dollar Central National Bank branch on this site. Mr. <br />Stark simply wanted a preliminary o.k. before preparing detailed <br />plans. Mr. Roberts recommended that Mr. Stark talk with Mr. Gundy as <br />well as the Engineering Department and submit a more detailed plan <br />-- ---------- - - - --- --- ---- -- <br />for consideration before the Board. ---------- <br />(d) State Wholesale Discount Catalogue Store <br />Mr. Gundy introduced Mr. B. Woomer and Mr. Howard Greene who came <br />before the Board on behalf of State Wholesale Companym Plans and blue- <br />prints were distributed to the Board members. This is to be a catalogue <br />sales discount store Iocated on Brookpark and Lorain Road - north side. <br />Building area will total 54,000 sq. feet. Parking is more than adequate, _ <br />in that they will provide 414 spaces and Mr. Gundy stated that only 190 <br />are needed. The question was asked as to whether State Wholesale would <br />have access onto Brookpark Extension. The answer was "no" since it is <br />not State Wholesale's property. Mr. Gundy stated that the loading dock <br />area would have to be separated from the rear_property line_single <br />residential district by 50 feet instead of the 45 feet shown on the <br />plans. Mr. Greene stated this would be done. Mr. Gareau pointed out <br />the potential traffic problems that would be created by people making <br />a left turn onto Lorain from where State Wholesale is proposed to be <br />built. He stated that the Safety Director had already been considering <br />a request to_eliminate left turns entirely_from Central National.Bank <br />onto Lorain. Mra Greene and Mra Woomer said they would make every effort <br />to talk with a traffic consultant and the Safety Director to discuss <br />this problem.
