> <br />PLANNING COMMISSION SEPTEMBER 26, 1978 PAGE 2 <br />. ? <br />(b) WALTER ZAR.EMBA APARTMENT.COMPLEX <br />Mr. Nathan Zaremba and Mr. Walter Zaremba; representing Zaremba Apartment <br />Complex, came before the Board. Mr. Ryan read the minutes of the Architectural <br />Board of Review regarding the Walter Zaremba Apartment Complex. Mro Prokasy <br />and Mr. Gareau entered the meeting at this time. The Architectural Review <br />Board approved the concept of the complex but requested additional plans. <br />Mr. Zaremba brought a resubmittal plan with him with many of the improvements <br />and suggestions that the Architectural Review Board requested. The parking <br />plan was adjusted to enable fire fighting equipment to have a bigger turning <br />radius as well as making it more efficient. Also, trash recepticles will <br />be sheltered from public view with a material similar to the outside of the <br />building. Councilwoman Saringer and Mr. and Mrs. Tolzecki, two adjacent <br />property owners, came before the Board with a"request that Mr0 Zaremba be <br />required to erect a fence behind the development. Mr. Prokasy made a motion <br />to accept the plan as received from the Architectural Board of Review, ex- <br />pecting a resubmittal of the site plan from the point of view of topography, <br />a drainage plan and more detailed landscaping plans. Mro Ohman seconded <br />and motion passed. <br />(c) MIDAS MUFFLER <br />Mr. Robert Amstadt, Mr. Michael Occhionero, attorney and Mr. Hank Gim,' <br />engineer, representing Midas Muffler, came before the Board. Blueprints <br />were distrib tted among.the Board members. Proposed location would be at <br />West 288th & Lorain, two houses west of Glavic Car Dealer. There is a 131 <br />foot frontage from Lorain Road and Mr. Gundy stated that it conforms. Also, <br />this is all one subloto Midas plans on developing the front of the lot only, <br />the rear will remain rustic. School abuts rear of property and there is <br />about 300 feet in between the school and Midas'Muffler. This would be the <br />only Midas Muffler in North Olmsted. Mr. Bugala noticed that refuse facilities <br />were not included on the plan. Mr. Occhionero said that this was an oversite <br />and they would be'added. -Parking is adequate - 14 spaces are required and <br />site plan shows 19. Councilman Wilamosky asked that Midas Muffler as well <br />as the Planning Commission give some.consideration for more greenery in <br />front of Midas Muffler. He suggested that perhaps they could move their <br />proposed building back and thereby enable the development of the front for <br />more greenery. Mr. Gim stated that this could be done very easily by just <br />rearranging the parking from the fron't of the building to the back of the <br />building. Mr. Ryan made a motion that the Midas Muffler plans as presented <br />be referred to the Architectural Board of Review and specifically request <br />that they pay particular attention to the design of the front portion <br />where the parking is with the intention of moving some of the parking to the <br />rear of the building so as to allow more greenery in the front and that <br />they also consider appropriate walling of the refuse area. Mr. Bugala <br />seconded and motion passed. <br />(d) STATE WHOLESALE <br />Mr. Roberts obsetved that there were a number of people in the audience <br />interested in the State Wholesale matter. He asked Mr. Gundy about the status <br />of State Wholesale. Mr. Gundy stated that, as the Architectural Review Board <br />minutes state, this matter was not approved and State Wholesale was asked <br />to resubmit more complete plans. Mr. Parry, chairman of the Architectural <br />Review Board was present and Mr. Roberts asked him if this was his understanding. <br />Mr. Parry said it was.
