Request is for 14 square foot variance for facia <br />sign. Violation of Ordin. 62-33, Section 1225.02 (c). <br />Chairman Ledvina called interested persons before the Board. The oath was given. <br />The case was explained. Proposed pole sign installation has used most of the <br />square footage alloted. Similar requests in the area have been refused. Board <br />suggested a smaller pole sign. A motion was made by Chairman Ledvina to reject <br />request, seconded by Mr. Fairfield. Unanimously approved to reject. <br />5. William Konczos, Jr., 28576 Holly Lane, North 0lmsted, Ohio. Request for variance <br />(1133.13). Request for tool shed location in violation of Ordin. 62-33, Section <br />1151.04 (d). <br />Chairman Ledvina called a11 interested persons before the Board. The oath was <br />given. Plans were studied. Location of 1-480 in relation to property was ex- <br />plained. No objection to location was offered. Wooded area was noted. Three <br />variances are requested. Size, 'location, and height. G'hairman Ledvina moved to grant <br />a 80 foot variance to a11ow the location of the tool shed per plan submitted but <br />the appellant must conform to the maximum size permitted 100 sq.ft. and height <br />limitation 8 ft. Seconded by Mr. Remmel, unanimously approved. <br />6. Romp Bros. Development Inc., 24579 Lorain Rd., North 0lmsted, Ohio. Request for <br />variance (1133.13). Request is for setback variance, violation of Ordin. 62-33, <br />Section 1174.06, and for parking variance of single residential use for retail <br />parking. Violation of Ordin. 62-33, Section 1151.04. <br />Chairman Ledvina called all interested persons before the Board. Z'he oath was <br />given. The plans were reviewed and it was noted that the ingress drive location <br />has been moved, the landscaped area has been increased,new redwood fence has been <br />added, and the building size reduced. It was further noted that the zoning line <br />did not follow th.e property line causing an irregularity in the property to be <br />used. This is a property with 2 uses and is not consistent with the normal <br />method used to separate zoning classifications. Mr. Remmel stated that the <br />suggestions of the Board at the previous meeting have been followed and made <br />a motion to approve the variance request subject to conforming to the site plan <br />submitted and to the Architectural Review Board recommendations. The fence is <br />to extend to the 165 ft. point from Columbia into the screened area. Seconded <br />by Mr. Horvath. Messrs: Remmel, Horvath, and Ledvina voted yes. Mr. Fairfield <br />voted no. The request for variance was approved. <br />Mr. I,edvina pres7ented changes to the Zoning Ordinance to be considered: <br />l. Height restriction for commercial fences <br />2. Some limits on windbreak installations. <br />3. Study parking requirements in the retail district. <br />Discussion continued.
