The oath was administered. Applicant <br />wishes to place tool shed 150 feet from.his rear lot line instead of <br />the required 10 feet, whicK would be approximately 60 feet from <br />applicant's homeo A lengthy diacussion ensued. Mr. Remmel moved to <br />grant a 10 foot rear line variance for the placeme-nt of said tool shed. <br />Mr. Collart was given 60 days to comply with the variance which was <br />granted, and move the already, constructed tool shed to within 20 feet <br />of his rear 1ot line. Mr. Fairfield seconded and motion passed. <br />9. Clark Koson, 3831 Root Road, Request for variance (1133e13). Request <br />for special permit to add fio nori-conforming dwelling. Special permission <br />required by Ord. 62-33 Section 1231.020 <br />Chairmari Ledvina requested the applicant and all other interested persons <br />to assemble before the Board. The oath was administered. Applicant is <br />asking to add on to a non-conforming dwellirig. There is no variance <br />request needed. The front yard is non-conforming due to an ordinance <br />which was passed after the house was builta Tt was noted by the Board <br />members that a 4 foot variance for propos-ed addition to existing detached <br />garage is-not required due to the-fact that a zoning board variance for <br />15 feet for detached'garage had been granted on July 2, 1963. Request for variance (1133.13)0 <br />Request for variance for distance between proposed addition and garage. <br />Violation of Ord. 62-33 Section 1151.04(c). <br />Chairman Ledvina requested the applicant and all other interested persons <br />to assemble before•tlie Board. The oath was administered. Discussion en- <br />sued. Garage is to be placed five feet from side lot line. This request <br />is somewhat unusual in that it is between the property owner's dwelling <br />and his garage and not between the neighbor'so These houses were con- <br />structed before tlie requirement to have a garage. Mr. Remmel moved that <br />a variance be granted to build a 221 by 22' garage 5 feet from the rear <br />property line and 7 feet from tlie east property line. The oath was administerede Discussion <br />ensued, Mr. Fairfield moved that the Board grant a variance b etween the <br />distance between the proposed addition and the present garage conditioned <br />on the fact that the existing garage will be either replaced within an <br />18-month period or brought into conformity with the existing zoning <br />ordinances, Mr. Horvath seconded and motion passed.
