CITY OF NORTH OLMSTED, OHIO <br />BOAR.D OF ZONING APPEAIS <br />September l, 1976 <br />Chairman Ledvina called the meeting to order at 7:40 p.m. <br />Present: Chairman Ledvina and Messrs. Hamill and Duskey. <br />Also Present: Building Commissioner Gundy, Law Director Gareau and Recording <br />Secretary Hodgins. <br />Mr. Hamill moved to approve minutes of August 4, 1976 meeting. Mr. Du.skey sec- <br />onded and motion passed. <br />Continuation of hearing of request of Manners Restaurant, 26770 Zorain Rd. Re- <br />quest for variance (1133.13). Request for oversize and overheight sign. (180 <br />sq. ft. per side). Violation of Ord. 62-33 Section 1225.02e <br />Present: Leo Simon, representing Simon Sign Co., Mr. Manners, representing NTan- <br />ners Restaurant and one other were administered the oath. Original <br />sign was installed in 1960 and is larger. Plans were examined.. Dis- <br />cussion was held regarding reduction in size of proposed sign. Mre <br />Hamill moved to grant special variance for sign not to total more <br />than 112 s-q. ft. as composed of two 56 sq. ft. signs as per p1an. <br />Mr. Duskey seconded and motion passed. <br />_ Continuation of request of Robert S. Kovach, 5175 Rustic Hills Dr., P4edina, Ohio <br />Request for variance (1133•13). Request #'or 4 ft. variance for width of lot at <br />4246 Root Rd. Violation of Ord. 62-33 Section 1157.012 requiring 80 ft. for width <br />of lot. <br />Present: Mr. Kovach, Joseph Schmitt, representing a realty company, and 16 others <br />taho were administered the oath. Case and appeal were read. There wa.s <br />no print in the file. It was stated the lot width is greater on Can- <br />terbury than on Root Rd. '-Mr-.Duskey moved to grant 4 ft. width vari- <br />ance to separa te out a lot to allow parcel 80 ft. x 400 ft. per draw- <br />ing. Mr. Hamill seconded and motion passed. <br />Hennie Homes, Inc. request is withdrawn. <br />At this time Mr. Grady, 25988 Byron Dr. and Mr. Abraham, 4147 I}ryden Dr. were <br />aaninistered the oath. In response to request for hearing by Mr. Grady (1133. <br />11) the Board ruled to uphold ruling of the Building Commissioner - that struc- <br />ture erected by Geo. J. Abraham, hU7 Dryden Drs is a fence. <br />l. Steve Cseplo, 26903 Butternut Ridge Rd. Request for variance (1133•13)• <br />Request for special permission to add to non-con£orming dwelling (32 ft. <br />front setback). Special permission required by Ord. 62-33 Section 1231.02. <br />Present: Mrs. Cseplo who taas administered the oath. Case and appeal were <br />read. Board members could see no problem. Mr. Hami11 moved to <br />grant special permission for addition to non-conforming dwelling. <br />Mr. Duskey seconded and motion .passed.
