Planning Commission 5-13-75 - 3 - 3. Col.umbia Village Apartments - north off Lorain west of Columbia Mr. Dennis Stokes came befvre the Commission at this time. He gave re- view of plans for the development. Nlr. McDermott said the Engineering Department has not received updated print5. Preliminary plan was ap- proved by Planning Com.mission on January ]_!t, 1975. Roof heights of gar- ages and elevation were discussed. Mr. Elliott moved there be revie'w and recommendations of Building Department and Engineering Department before acceptance by Planning Commission. A2r. Roberts seconded and mo- tion passed. Copies of traffic regort for the area were distributed by Mr. Stokes to a11 members of Planning Commission. V. Nev Developments and Subdivisions 1. Len Derin proposed rezoning - abuts Len Derin Dodge, Inc. on north Mre Len Derin came before the Commission. Location maps were distribut- ed by Mr. McDermott. Mr. Prokasy explained the complicated land acqui- sition to enab3.e the City to have land for Recreation center. Request tonight is for rezoning on parcel at rear of Len Derino Slightly over one-half acre is invalved. Mro Tischler moved to approve proposed re- zoning from residential to commercial. Mr. Rafeld seconded. There was soms discussion concerning resubdivision of the parcel. Ro11 Call on the motione Aye - Mess rs. Prokasy, Elliott, Tischler, Rafeld and Ro- berts. Motion passed. 2, North Park I}rive Extension - approximately 120 ft. pavement extension west of Martin Drive. Mro McDermott explained proposal to extend North Park Drive to make de- velopment of one more lot possibleo Applicant has said he will maintain same. Complete improvements are required by code. Law Director Gareau said this is dedicated right of way. (City Engineer Childs came into this meeting from another meeting at this time). Discussion included possibility of requirements being waived by Engineering Department and Council: Opinion and advice are being sought from Planning Commission. Platting Ordinance was reviewed. Question was asked about more lots re- quix ing extension of North Park Drive further under the same circum- stances. Council members have not been polled. Proposed road is better than a driveway. Mr. Roberts moved for approval of 18 ftv wide exten- sion of North Park Drive; for 120 ft; existing asphalt sidewalk to be relocated. Mr. Tubbs seconded and motion passed unanimously. VT.
