Planning Commission 5-27-75 <br />- 2 - <br />meeting from another meeting at this time. The Law Director <br />advised resubdivision. Nr. Freeh would like to see dimensions <br />and radii of trucks turning and of driveway; differentiation <br />and substantiation of how trucks would turn are desired from <br />an engineer, architect, or builder. Mr. Gundy read report from <br />Engineering Department regarding drainage and grading needed. <br />Mr. Tischler moved to retain 1M1Taldo Nursery Item in committee. <br />Mr. Roberts seconded. Motion passed. <br />(b) New Requebts <br />(1) Buckeye Pizza Hut, Inc. - soutYswast corner Decker and Lorain <br />Mr. Gundy introduced plans. Building is similar to the one <br />reviewed for Gessner and Lorain. Mr. Gundy described plans. <br />Discussion was held regarding surrounding area. Traffic <br />flow needs to be studied; house on south side of property <br />needs to be protected with fence, landscaping, etc. Chair- <br />man Prokasy commented on the large green belt on both sides <br />and rear of property. Adequate parking is planned. Nlajor <br />drivewa,y into parking area should be the entrance and exit <br />from Zorain Rd. with second entrance and exit on Decker. <br />Bruce Lockhart, student and resident of I?ecker Road was <br />present; also other students from North Olmsted High School <br />American Government Class. Discussion continued concerning <br />traffic. There was suggestion of different opening for in- <br />gress and egress. Mr. Prokasy explained zoning and use by <br />owners. This is not to be a carry out restaurant. John <br />Weeks is Pizza representative and was present. Mr. Tisch- <br />1er moved to retain in commzttee and refer to 5afety Direc- <br />tor Carnahan for report and to Engineering Department for <br />comments. Mr. Roberts seconded and motion passed. Item to <br />come before the June 10 meeting. <br />(2) Simmons Apartment BuiJ.ding - Christman and Lorain <br />Assembled before the Commission were I"1r. and Mrs. Simmons <br />while Mr. Gundy presented plans for an apartment building <br />of two stories vith eight suites; four suites on first floor <br />and four suites on the second floor. Eash suite will have <br />two bedrooms and be in excess of 700 square feet. 14 park- <br />ing spaces are provided, seven of which are covered and 7 <br />open. Px°operty is zoned commercial for retail business. <br />There is access drive with Lawson Store in front of propos- <br />ed apartments. Cvmbination of uses is proper in opinion of <br />LaTA, Direetor Gareau. There was discussion of parking loca- <br />tion in regard to location of Lawson Store. Drainage was <br />discussed. Engineering Department has not had opportunity <br />to review plans. Fence size and location was discussed. <br />Recreation area of Bretton Ridge is directly behind. Harry <br />$abcock, Pres..of Bretton Ridge Civic Association was pre- <br />sent. Brick veneer buil.ding with 25 ft. maximum height is <br />planned. Mr. Roberts moved to place in committee and re- <br />quest engineering study and fence with slats along rear <br />of propertyv Mr..Simmons explained recreation area abutting <br />and he wonders if slatted fence is needed; hE plans four ft.
