Planning Commission 6-10-75 _ 4 _ <br />Building Commissioner Gundy presented new proposal for addition to <br />- Columbia Road Baptist Church, 4116 Columbia Rd. Pastor !.-:ithers and <br />- architect assembled before the Commission tahile Mr. Gundy explained <br />plans and that special permission had been granted by Board of Zon- <br />ing Appeals at its meeting on June 4. There were no objectians <br />from Engineering Dept. Nirs. Eian moved to approve the Co3umbis Rd. <br />Baptist Church building, addition and garage. Mr. Freeh seconded <br />and motiori passed. <br />N. Old Business - No other items <br />V. New I?evelopments and Subdivisions <br />(a) Pleasant Homes Resubdivision - North side of Broxbourne - East of <br />Guilford - 5 sub lots. <br />I,ocation plan was shown by Mr. McDermott. The developer and surveyor <br />were present. Seven small parcels are going into five. Question was <br />again raised concerning L shaped 1ot. Mr. Oeljack explained it is lo- <br />cation of his garage and driveway. Broxbourne is a paved street; Guil- <br />ford is a paper street. There are no other houses except Mr. Olejack's. <br />Lots meet the code. Developer said he is interested in building four <br />lots; he can include lot to east in Mr. Olejack's property. Mr. Tisch- <br />ler asked if architectural drawing is needed to show location of houses <br />on lots. Lots are 60 ft. x 200 ft. The gas.shut-off deadline is of <br />concern to the developer. Nss. Fian moved to approve Pleasent Homes <br />Resubdivisione Mr. Rafeld seconded and Messrs. Elliott, Freeh and Rafeld <br />and Mrs. Eian voted aye. Mr. Tischler voted nay. Plation passed. <br />(b) Lorain Z^;est Park Resubdivision - northwest corner area of Lorain and <br />West Park Drive - 6 sub ].ots <br />Assistant City Engineer McDermott distributed copies of map drawn to <br />clarify situation. Mr. Biskind was present and Mrs. Ju1.a.a Brown. Mr. <br />Biskind was asked to submit plot. Item reflects negotiated settlement <br />with neighbors; it shows various sections and to whom deeded. There <br />is 8 ft. rough sawn cedar fence; shrubs were planted; driveway e].imin- <br />ated. Mr. McDermott had checked figures and agrees figures are cor- <br />reet. Mr. McDermott stated plan does reflect the negotiated 5ettle- <br />ment, but plat is not in conformance with the code. Mr. Elliott mov- <br />ed for approval. Mrs. Eian seconded and motion passed unani.mously. <br />(c) Hesselink Subdivision - Decker Rd - combining 2 lots <br />Mr. McDermott explained this is simple assembly of two lots into one <br />80 ft. lot and it does conform. He distributed plans for same. Com- <br />missioners studied plans and Mr. Freeh moved for approval. of Hessel- <br />ink Subdivision.. P1rs. Eian seconded and motion passed. <br />(d) Entrance sign at northwest corner of Dovsr Center Rd. and Blossom Blvd. <br />This item is request of home owners. It is to be home owner's sign <br />and to be placed in right of way. Safety Director has approved with <br />10 ft. setback. Home owners' representative showed 27 ft. back from <br />Dover Center Road. Property is otaned by private individual and there <br />is no house. Sign is to be on city property. Mrs. Eian moved to ap- <br />prove the sign. Mr. Rafeld seconded and motion passed.
