Planning Commission 6-10-75 - 3 - <br />(2) Waldo's Nursery - 23460 Lorain Rd. <br />Mr. Gundy presented more detailed planse Mrs Christoff and Mrs. <br />Saringer assembled before the Commission at this time. Minutes of <br />last meeting were reviewed as they pertain to this item, by Mr. <br />Gundy. 1Vew p7.ans were distributed to Commission NTembers. Mr. Freeh <br />said he could see enough room for turn-a=round. Mr. Christoff ex- <br />amined plans. He said one truek backed out blocking all of Lorain <br />Rd. and was up over the curb one day last week. Paving toward Chris- <br />toff property is not shown as paved. There is no proposal for resub- <br />division. N1r. Christoff asked about drainage of driveway higher than <br />his property. law Director Gareau said resubdivision is necessary. <br />Mr. Rafe7.d moved to retain item in committeeo Nirs. Eian seconded <br />and motion passed. <br />(3) Buckeye Pizza Hut, Inc. - southeast corner Decker and Lorain <br />Portion of minutes of last meeting were read. There was report from <br />Safety Director stating no objections to proposal; it is acceptable <br />with entrance only on Lorain Rd. and exit on Decker. Engineer Nic- <br />Dermott expressed strong objection to plan for water retention which <br />is by ponding - retention must be underground. New plan shows under- <br />ground retention. Some prints show underground retention and some do <br />not. Vice Chairman Tischler had looked at the property this evening. <br />Many neighbors assembled before the Commission. Joe Reubel and oth- <br />ers asked about drive onto Decker. 7,'hey were told property has right <br />to curb cut on Decker. Mr. I,oekhart asked width of Decker Rd.- 192 <br />ftv in areas and down to 18 ft. There is heavy high school traffic <br />on the street; also Dorothy Dr. traffic. Zengthy discussion follow- <br />ed. Those addressing the Commission were Mr. and Mrs. Lockhart, <br />Bruce Lockhart, Mrs. Tieitendorf, Mr, Spring, Mrs. Evans and Mr. Spring, <br />1?on Schmitt. The discussion concerned safety, the heavy traffic on <br />the street, possibility of D-1 and D-2 licenses for beer and w9ne, <br />high school students' long open lunch hour and habits. Councilman <br />ti^1il.amosky mentioned responsibility to citizens - traffic, safety, etc. <br />Mr. Freeh moved to refer back to Safety Director to take traffic <br />count, interview residents and consider the beer and wine license; <br />also consider two curb cuts on Lorain Rd. and no openi.ng on Deckero <br />There then was further discussion - school is out, will traffic <br />count be accurate? There are no curbs on llecker; decker is emergen- <br />cy route for fire engines; mentioned were citations for other Pizza <br />restaurants. Tom McGilley agent for owner of the property spoke of <br />the good menu and the expensive food, that the Company is listed on <br />the N. Y. Stock Exchange, ete. 2t was also stated that any commer- <br />cial enterprise on this property wi11 generate traffic. Councilman <br />s^iilamosky said he concurs with sending plan back to the Safety Di- <br />rector; hopes alternate plan will be available showing entrance on <br />Zorain Rd. only; he would like to have landscaping plan revised and <br />allow some of the beautiful trees to remain, they would be asset to <br />the Pizza Hut and to the City.
