Communications <br />3. <br />- 2 - <br />(a) Letter from C1erk of Council' Nora Hill, regarding Ord. 75-117 <br />Ordinance refers to tool sheds and other items. Councilman Goggin <br />and Zoning Board Chairman Ledvina came before the Commission. Coun- <br />cilman Goggin explained reworking of the ordinance. The nek+ ordi- <br />nance is before the Commission with the changes. Height limiting <br />tool sheds to 8 ft. was one proposal included in the reworked ordi- <br />nance; also the toal shed location requirement. Mrs. Eian question-- <br />ed item on page 2 of the ordinance: Section D(1). It was the con- <br />sensus of inembers present "750 sq. ft," should be added at the end of <br />the Section D(1) of the ordinanee. Mr. Rafeld questioned Sectian (K) <br />which was explained to his satisfaction. Mr. Freeh moved Planning <br />Commission recommend adoption of Ord. 75-117 with addition of "750 sq. <br />ft.°t at end of Section D(3.). Mr. Rafeld seconded the motion. Motion <br />passed unanimous7.y. Recording Secretary Hodgins was instructed to <br />write Clerk of Council Nora Hill stating Planning Commission action <br />in this mattsr. <br />(b) Ietter frora C1erk of Council, Nora Hill regarding Ord. 75-181 <br />Ordinance has to do with rezoning of parcel of 1.and at northeast <br />corner of ?,i. 231st St. and Lorain ftd. <br />Chairman Fro kasy gave background of parcel, litigation, etc. Council- <br />men j-?,est, Limpert and Saringer assembled before the Commi.ssion at this <br />time. There is agreement between the court and defendants with Nov. <br />15 deadl3.ne for City action. Councilman Saringer explained whatever <br />the outcome of the Iawsuit the land can still be used for multifamily. <br />Residents of the area addressed the Commission: <br />John Tolczeki, Jr., 3325 W. 231st St. asked if both apartments and <br />commercial can be built. He was toZd mixed use, as currently zoned, <br />projects some li.mi.ted commercial and high buildings. <br />Mrs. John Nickolya, 3295 W. 231st St. asked about depth of the zoning. <br />Nr. Molzak,, 3546 W. 231st St, said he was never notified of ehanges <br />in zoning in 1962. <br />Mr. Peterson, 3434 W. 231st St., asked if land i.s rezoned and not de- <br />veloped could it revert back to original use after a certain time. <br />Law Director GareauQ_gid this cannot be dane; no reversion clause <br />wi].1 hold up in court. <br />John Tolczeki, Sr., 3325 j"'e 231st St. asked about adequacy of roadway, <br />curbing, storm drainage, buffer and entrances and exits to proposed <br />complex. PIr. Prokasy er.plained storm water drainage requirements. <br />Others addressing the Commission: <br />Gladys Zipp, 29658 Lorain Rd. asked about height limit of buildings <br />in first 500 ft. facing Lorain Rde and zoned commercial. She was <br />told there is 5 story height limit. <br />.' <br />
