PLANNING COMMISSION <br />November 25, 1975 <br />I. Roll Call <br />Vice Chairman Tischler called the meeting to order at 8:04 p.m. Aeting <br />Secretary Roberts called the rol1. Present: Vice Chairman Tischler, <br />Messrs. Roberts, Freeh, Rafeld and F.vanoff. <br />klso Present: kssistant City E'ngineer TqcDermott, Zaw Director Gareau, <br />Building Commissioner Gundy, Recording Secretary Hodgins <br />and Council.man Goggin. <br />Mr. Tischler introduced neta member of Planning Commission, Mr, C. Evanoff. <br />II. Review and Correetion of Minutes <br />Mid paragraph on first page should be "Platting Committee" of Councile <br />Mr. Freeh moved minutes of IVovetnber 11, 1975 meeting be approved as cox- <br />rected. Mx. Roberts seconded and motion passed. <br />III. Building Department <br />(a) Mr. Gundy presented plan for Marjak Development west of Great Northern <br />B1vd. Development includes 9,236 sq. ft. for retail sales with 47 <br />parking spaces required and 58 provided. Subdivision of parcel was on <br />first reading at last Council meeting. Car1 Pfaff, L635 Fleharty said <br />proposal is 3 ft. from his property line. He listed objections to pro- <br />posal. Mr. Freeh moved to place in committee until entire information <br />is available. i?'ir. Tischler seconded the motion. Mr. Freeh said propo- <br />sal should show (1) zoning of property abutting pr.oposal (2) where is <br />Fleharty (3) where the fence is located (4) where Hudson gas station is <br />located (5) a copy of ruling of Board of Zoning Appeals. Law Director <br />Gareau asked if ingress and egress driveway is used jointly by two de- <br />velopers. He was told the Browns own both properties. Building Com- <br />missioner Gundy said plan as presented tonight meets the present re- <br />quirements for such a presentation. There followed long discussion of <br />the plan. Mr. Pfaff asked for protection for Fleharty property owners; <br />a fence and development to be located off his property 1ine; he has 27 <br />ft. abutting proposed development. Ro11 Call on motion: Messrs. Tisch- <br />ler, Roberts, Freeh, Rafeld and Evanoff - aye. <br />(b) Mr. Gundy submitted plan for demolition and rebuilding of Manners Res- <br />taurant, 26770 Lorain Rd. Building is to be somewhat larger; plan meets <br />the code and.parking meets requirements. Chris Manners and Bill Jeff <br />were present representing the proposal. Commissioners studied plans. <br />Mr. Tischler spoke of caution regarding entrance on east side and proxa.- <br />mit)r of lst parking spot - should it be eliminated? Ron Klemco, 3958 <br />Woodpark Lane spoke of traffic light confusion at entrance to Manners. <br />Representatives of Manners said they are aware of needed additional en- <br />gineering in regard to water retention. Mr, Rafeld moved to approve de- <br />molition arid rebuilding plans for Manners with replacement of first <br />parking lot on each entrance and exit with green. Mr. Roberts seconded <br />and motion passed.
