Appellant plans to erect building. and is aslcing for 201 sideline <br />setback. Out of this 201 they have offered to deed 51 to the city for <br />road purposes., to add to 31mhux'st Dr. Request i or variance is in vio- <br />lation of Section 1174003, tqhich requires a 25, side street setback on <br />corner lot in retail business district. <br />Present for the appellant: Mre John Snead, builder, T4ra in,Tillard Gray, architect, <br />and Mr. Vincent Fornes' attorney3 representing 14r. Gruber. Present also, 14r. T1el <br />Limpert, Service and Safety Director. <br />This is second appeal. The f irst appeal, as presented on October- 13., 1965, was <br />denied. The Board felt that erection of -the Plaza as originally planned, would <br />presenl; driving hazardsm Mrs. Eian, rnertber of the Board' suggested at that time <br />that the oti,mer c3eed to the city 5' to be added to widtdl of Elmhurst thereby <br />eliminating some of the congestion which would result frvm cars entering the <br />PlaLa, and exi.ting from it' p1.us t11e cars entering Lorain Rda from Elmhurst, and <br />exiting from it. 1+o11ozTing tkirough on her suggestion' Mrs. Eian contacted the <br />Mayor and Safety Director' which resulted in the appeal by the appellant, as pre- <br />sented above, . <br />The appellant feels plans as noti presented will result in minimum traffic con- <br />gestion, better utilization of land., and tne end store at east end of building <br />can be viewed from Lorain Rdm as trees in adjacent lot Vai11 not o'ostruct it, as <br />in original plansa City engineers have asked builder to construct a roadiide <br />ditch on:Elmhurst along property line, ana sidewalk.
