CITY OF NORTH OLNBTED - BOARD OF ZONING APFEALS <br />Regular Meeting held at City Hall - Apri1 5,1972 <br />The meeting was called to order at 7:30 p.m. by Chairman William Tubbs <br />Present: iu1r. Berglund, Mr. Roberts, Mr. Tubbs and Mr. Gundy, Building Comm. <br />Minutes of the March 1. 1972 meeting were approved as written. <br />Chairman Tubbs announced the first case, that of NIobil Oil Co., will not be <br />heard this evening, but will be continued at the May meeting. The Mobil at- <br />torney is not present. Mr. Tubbs also announced that the 9th case, that of <br />Parker Reynolds Chevrolet, is dismissed and will not come before this Board. <br />2. Appellants Raymond L. Dress, 23071 Mildred Ave. Continuance <br />of request for variance (1133.13). Request is for addition of <br />an attached garage to non-conforming dwelling in violation of <br />Ord. 62-33 section 1231.02. Also request 3 ft side yard vari- <br />ance as required by Ord. 62-33 section 1161a01. <br />Present: Mr. Dress and i'Kr. Alfred Clauss, 23113 Mildred Ave. "?-:'?:}.:-;??:??a.,??..?. ?:{°?•?, <br />Witnesses were sworn in. Mr. Dress showed his plans. I?welling set back is <br />not 50 ft. Mr. Clauss objected to the plans for several reasons - devalua- <br />tion of his property, the garage would be only 3 ft from his property li.ne <br />and would shade his windows. Mr. Clauss further stated that in 1963 he was <br />requested by the City of North Olmsted to build a detached garage. As an <br />alternative the Board looked into plans to build detached garage on the I}ress <br />propert,y and in line with Mr. Clauss' garage with a 3 ft.side yard variance. <br />Mr. Roberts moved to giee a 3 ft.side yard variance and a 2 ft. variance be- <br />tween proposed,agarage and house (making 18 ft. between proposed garage and <br />house). Mr. Berglund seconded the motiono The motion passed unanimously. <br />3. Appellante Roy J. Magee, 3617-19 Beaumont Drv Continuance <br />of request for variance (1133•13)• ftequest is for special <br />permit to erect tool shed in rear yard. Request is in viola- <br />tion of Ord. 62-33 section 1133•09. <br />Present: Mr. Magee, Mr. Prokasy, Mro Mercuri., Mrs. Vine. <br />Witnesses were sworn in. Atf°sthe Nlarch 1 meeting suggestion was made to build <br />storage space on rear of house. Mr. Magee stated that such an addition to the <br />house cannot be made because of mindota 6 ft from edge of house with b ft, be- <br />tween windows. Discussion ensued concerning tool shed for Mr.-Mercuri's two <br />houses as vell as tool shed for Mr. Magee's house. Description, location and <br />deterioration were included in the discussion. Mr. Berglund stated that he <br />thinks there are certainly alternatives to these tool sheds; there is plenty <br />of room as he sees it. Mro Tubbs suggested a wooden structure blending and <br />conforming with the house and landscaping. Mr. Nagee inquired about fencing. <br />Mr. Gundg defined the rules f or fencing ar.d roofing. Nlr. Be3?glund moved to <br />deny the variance. Mr. Roberts seconded the motion. The motion passed un- <br />" animously.
