Board of Zoning Appeals April 5, 1972 <br />4. Appellant: Charles Halleen, Halleen Ford, 27932 Lorain Rd., N. <br />Olmsted. Continuance of request for variance (1133.13). Re- <br />quest to displa,y vehicles in front setback area and up to grass- <br />ed area of 7 ft. at 28111 Lorain Rd. in violation of Ord. 62-33 <br />section 1173.02 par. g, not permitted to display vehicles in <br />area not adjacent to showroom and section 1174002 - setback to <br />be used for parking only and not display or storage. <br />Presentr Mr. Halleen and Mrs. Gladys Zippg Mrs. Simonyi. <br />Witnesses were sworn in. Mr. Halleen stated that he must display vehicles in <br />order to sell them. His nephew lives in the house on the property in question <br />and leases the land to Halleen. He would like to display 11 cars across for <br />35 ft back. The angle of Lorain Rd. makes tYze displa,y of cars less offensive <br />than if it were a straight roade Mrs. Zipp questions drainage. Mrs. Simonyi <br />asked what happens if the business folds? Mra Halleen stated that the lights <br />will go out at 10 or 10:30 p.m. Mr. Roberts moved to grant 35 ft. variance <br />for the display of new cars only and 15 ft, of grass. Mr. Berglund seconded <br />the motion. The motion passed una.nimously. <br />5. Nei1 T. Snow, 4695 Carsten Lane - reque st for variance to erect <br />a 6 ft. redwood fence to fence off back yard for a length of 70 <br />ft. Request is in violation of Orde 62-33 section 1151.04 limit- <br />ing height of fence to 4 ft. <br />Presents Mr. Snow, Mrs. Boberg, Mr. Wallaceo <br />Mr. Snow was sworn in. He presented plans for a 6 ft. redwood fence. Neigh- <br />bors already have the fences and have no objections, in fact welcome the ad- <br />dition of fence to neighborhood. Mrs. Boberg and Mr. Wallace objected on the <br />grounds that little children should be understood. Mr. Snow further stated <br />that the fence will be redwood and weather resistant. He wants 6 ft. fence <br />instead of 4 ft, because he wants to mai ntain privacy and conform to neigh- <br />bors' 6 ft fences. Mr. 'Berglund moved that a 2 ft. variance for a fence with <br />a gate be granted. Mr. Roberts seconded the motion. Motion passed unanimously. <br />b. Robert A. Mercur1, 3569-71 Beaumont Dr. - request for variance <br />(1133.13) for a special permit to erect tool shed in rear yard. <br />Request is in violation of Ord. 62-33 section 1133.09. <br />See Item 3 previous page. Mr. Roberts moved to deny the variance with the sup- <br />gestion that there be a wooden structure blending and conforming with the house <br />and landscaping. <br />7. Appellant: Robert A. Mercuri, 3581-83 Beaumont Dr. - request for <br />variarace (1133.13) for a special permit to erect tool shed in rear <br />of prvperty in violation of Ord. 62-33 section 1133.09. <br />See Item 3 previous page. Mr. Roberts moved to deny the variance with the sug- <br />gestion that there be a wooden structume blending and conf.orming with the house <br />and landscaping. <br />8. Appellant: Raymond J. Cifranic, 3483 Columbia Rd. - request for <br />variance (1133.13) Request is for a specia.l permit to erect tool <br />shed in rear of property in v iolation of Ordo 62-33 section 1133. <br />09.
