BOARD OF ZONING kPPEALS - 1/5/72 - Page 3 <br />All witnesses were sworn in. Mr. Gareau & Mr. R.a.nkin presented photos and planse N1r. <br />Gareau stated that the canopy they request protects elderly people from the elements <br />Ls they get in or out of theix car. Mr. R.oberts asked how large the rooms are? Mre <br />?tankin said tliere are two classes of rooms: three-bed rooms approximateZy 24' x 1116" <br />and semi-private rooms which are approximatel.y 18' x 121. Mre Roberts asked if the <br />patients can cook in the roomso He was told they cannot. Mr. Poh].man, 3732 W. 232 Sto' <br />said that it looks like the propertv is obviously too small for the building. He was <br />told that Manor Care has to operate iaith 192 rooms, to make a profit. Tf the canopy <br />is denied' they would have to omit 12 rooms, therefore charging more per room. Mr. <br />Jim Kilroy, 3640 W. 232 Stm9 asked what is the elevation of this building? He was told <br />it is two stories. Mr. Ralph Yeigh' 3692 w. 232 St., asked if the neighbors are going <br />to hear the sirens or see the lights flashing? P'ir. Rankin said that emergency ambulance <br />calls are very rare. Mr. Bartko, 3706 W. 232 St., stated that he wotld assume that this <br />works like a hospital with 24-hour service. He was told there are three shifts of <br />working people. Mr. Bartko said that three times a day people wi11 be pulling in and <br />out, probably at night with headlights' doctors and ntzrses wi11 be coming and going, <br />and there wi11 be delivery trucks. This wi11 disturb the neighbors' patio living, <br />Mr. Sironen9 3680 W. 232 St., questioned the lighting. He was told the lighting wi11 <br />be at a 1ow 1eve1, approximately 18=inches high. Mr. Pohlman asked where they wi11 <br />run their sewers. Mr. Rankin said they will go to Lorain Roa.d. Mrs. Janet Saringer, <br />Councilwoman from ward two, represented the neighbors and said that they would 1.ike <br />a fence put up. Mr. Roberts moved to grant a variance to extend 22t intrusive into <br />the building on the rear yard variance, that we grant 16 parking places 22' into the <br />residential area at the rear of the property, and that we grant a 23, variance for the <br />canopy on the side line variance; seconded by Mr. Scheef and unanimously granted, <br />7e Appellant: Parker Reynolds, 26890 Lorain Rd. - Request for variance (1133e13) <br />for two poZe signs. Request is in violation of Ord. #62-33, Section 1225.02. <br />Present: Mrm Reynolds, Mra Rafferty of Brilliant Electra.c Sign Com <br />A11 witnesses were sworn ina Photographs were presented. A discussion was helde Mrs. <br />Eian asked what the frontage is, Mr. Reynolds said it is 530'0 1"r. Roberts said that <br />the Board has to know what these signs look 1ike. Mro R.oberts moved to conta.nue this <br />case in the interest of looking at this location and getting more details; seconded by <br />Mrs. Eian and unanimously agreed. <br />8. Appellant: Ohio Bel1 Telephone Company, 24150 Lorain Rde - R.equest for special <br />permit to add to non-conforming buil.ding. Request made as per OrdO #62-33, <br />Section 1231a02, <br />Present: Mr, Henke' representative from Ohi.o Be1l, John 01ah, Mr. Gehring. <br />AZl witnesses were sworn in. Mr. Tubbs read the application from Ohio Be11. Mr. Olah <br />said that there is a Ohio Be1l Truck that is continually parked in front of his placeo <br />He also finds tools on his 1awn. The plans were studied. Mr. Scheef moved to grant a <br />variance for the addition of the second floor on this building; seconded by Mrs. Eian. <br />Motion carries w3.th Mr. Tubbs voting no.
