Hamill and Roberts. <br />Also present: Mr. Gundy, Building Commissionsr, il1r. McDermott9 A.ssistant <br />to City Engineer, Mr. Weldon and 1?`.?r. Speedling. <br />Pejaco Construction Co., 36178 Center Ridge Rd., North Ridgeville, Ohio. <br />Continuance of request for variance (1133.13) for Permanent Parcel #233- <br />20-1L, Elmhurst Rd. Request to exchange rear yard requirements to less <br />than 50 ft. and add to side .yard requirements to achieve 35 fte side yard. <br />Violation of Ord. 62-33 4ection 1163.01, requiring 50 ft. rear yard. <br />Present: Ja.mes I??'oor, representing Pejaco Construction Go., PVTr. S.peedling <br />and Nir, Kelsik. ?,Iitnesses were administered the oathe Chro Scheef read <br />the request. 14r. Foor explained position of house on lot. Mro Kelsik <br />said there are two lots and he thinks building of home on these will be <br />credit to neighborhood; better than present jungle of weeds. New plan <br />was examined. Suggestions were made to appellanta 1. make an effort to <br />see what would happen with 2 story house; 2. try to gain approval of Mr. <br />Harry Iiing, neighbor who objects; or 3. find ano-ther house plan. N1r. <br />Foor said he has tried all models in the lot plan and he thinks the two <br />proposed before this Board are the bestm The Board will grant some front <br />yard setback; Board will be prone to accept 1 2 story with front ya.rd <br />va.riance. Mr. Roberts moved to continue, seconded by Mr. Hamill. <br />Spark,y DiBenedetto' 23203 Lorain Pd. Continuance of request for variance <br />1133.13 e Request to resubdivide Permanent Parcel 232-21-5 splitting one <br />lot into three in t1A'r district. Violation of Ord. 62-33 Section 1157001. <br />Present: Mr. DiBenedetto, ivir. NcDermott, Mr. Boehmer9 Yx. Paul Viskup, <br />rirs. Sylvia Viskup, Mr. John Cestaric, Mrso PIoore, Mr. Richard Galik9W. Welke <br />Mr. Michael Gaal, MrsO Rita Cestaric, Mr. Speedling, Mr. tiveldon. Ulitnesses <br />were administered the oath. Chairman Scheef read the request. Site plan <br />was presented. A check on drainage was made by City Engineer: "Bad drainage <br />problem in whole area! Pictures -were taken and shown. It was stated situa- <br />tion is worse as of this date than when pictures were takene St is general <br />swampy area with water laying. Drainage should be improved before any de- <br />velopment. Mr. Scheef said pictures indiEate there is some type swale and <br />it never works. Lengthy discussion followed including French drain, smales, <br />catch basin, drainage, trenching, design and landscaping. Neichbors do not <br />object to the buiJ_ding of houses; they just do not want more drainage prob- <br />lems. Sparky will place swale (1 ft. or 11L ft.) on his property. Mr. Gundy <br />was questioned by Mr. Scheef concerning corner lot on which drainage will <br />not be improved by Sparky's trenching. Mr. U7e1ke will look into Gestaric's <br />problem with City Engineero Spar?r wi11 not go on "Winton Parlc propErties. <br />Catch ba5ins are requested. 14inor grading problem on Sparky's side will be <br />overcome. Sparky will indicate grades to acceptance of engineer.
