CUM of Nvr#4 (P1rast.ebr, (04to <br />? <br />ZONING BOARD OF APPEALS <br />January 9, 1974 <br />Chre Hamill called the'meeting to order at 7:30 p.m. <br />Present: Messrs. Chrm.Hami11, Vice Chr.Tubbs, Mr. Duskey and Roberts <br />Also present: Law Director, Gareau, and B1dg. Comm. Gundye <br />? <br />1. Continued from Nov. 8 z 1974 Requesting a 3` variance regarding an existing <br />privet hedge in violation of Ordinance #62-33, Section 1151.04, located <br />6679 Maplehurst. Chairman Hami11 announced that Mrs. Frank Moore has <br />asked for a further continuance of the case. Motion was made by Mr. Roberts <br />that the case be continued for the last time and be heard at the regular <br />meeting in February. Mr. Tubbs seconded the motion which was passed <br />unanimously. <br />2. Continuedfrom December 5, 1973 Requesting a 15' rear yard variance from <br />Ordinance #62-33 Section 1163.01 located at 24049 Pa1m Drive, S/L #2. <br />Chairman Hami11 announced the case and asked the applicant, Mr. D. J. Caldwell, <br />of 19108 Lorain Rdm, Fairview Park, Ohio, and other interested persons to assemble <br />before the Board. Messrs. Caldwell, Delavella, Peterson, Jackson, and <br />Stefanyk were administered the oath. Mr. Caldwell stated that the dwelling <br />proposed will be valued at $40,000, and comparable or better than now ex- <br />isting in the area. A conforming plan with a legal rear yard setb;ack was <br />possible with the use of detached garages, but in his opinion this would <br />reduce the before stated values. Adjacent property owners were concerned <br />with existing and proposed surface water drainage. Mar. Caldwell reassured <br />everyone that the existing drainage would be improved with engineering <br />studies subject to City of North Olmsted Engineering Dept. approvals. Mr. <br />Tubbs asked the distance of Elm Road residential dwellings from Palm Drive <br />rear property lines. It was stated that they are in excess of 150'. Mr. <br />Tubbs moved that a 15' rear yard variance be granted on 24049 Pa1m Drive S/L #2. <br />Mr. Duskey seconded the motion which passed unanimously. <br />3. Continued from December 5, 1973 Requesting a 15' rear yard variance from <br />Ordinance #62-33 Section 1163.01 located at 24073 Pa1m Drive, S/L #3. <br />Chairman Hami11 announced the case and asked the applicant Mr. D.J.Caldwell, <br />of 19108 Lorain Rde, Fairview Park, Ohio, and other interested persons to <br />assemble before th.e Board. Messrs. Caldwell, Dellavella, Peterson, Jackson <br />and Stefanyk were administered the oathe After reviewing the material <br />furnished, the Board questioned in similarity of this case with case #2. <br />It was decided that they were similar in all respects. Mr. Tubbs moved <br />that a 15' rear yard be granted, on 24073 Pa1m Drive, S/L #3. Mr. Duskey <br />seconded the motion which passed unanimously.
