Zoning Board of Appeals 1-9-74 -2° <br />Mr D J Caldwell, 19108 Lorain Rd. Fairview Park, Ohio requests a 15' <br />rear yard variance at 24025 Pa1m:Dr., S/L #1. This request in violation <br />of Ordinance #62-33, Section 1163.01. ? <br />Chairman Hamill announced the case and asked the applicant Mr. D.J.Caldwell <br />any other interested persons to assemble before the Board. Messrs. Caldwell, <br />Dellavella, Peterson, Jackson, and Stefanyk were administered the oath. A <br />Study of the site plan by the Board revealed that because of inean distance <br />measurements, a 5' variance would suffice. Mr. Duskey moved that a 5' <br />variance be granted at 24025 Palm Drive, S/L #l. Mr. Roberts seconded the <br />motion which passed unanimously. <br />5. Kuhlman Oldsmobile, 27500 Lorain Rdo Requesting a variance (1133.13, Ordi- <br />nance #62-33). To erect a pole sign in violation of Ordinance #62-33, Section <br />1225.02 (3) and Section 1225.02 (e) (4). <br />Chairman Hamill announced the hearing and asked the applicant Conrad Rafferty, <br />(Representing Kuhlman 01ds.) and all others interested parties to assemble <br />before the Board. Messrs. Rafferty, Porter, and Mrs. Brown and Mrs. Zipp <br />were administered the oathe Mr. Porter ldentified himself as project co- <br />ordinator for Kuhlman Olds. He explained for the Board the reason for the <br />31 square feet and second pole sign variance request. Dealership identi- <br />fication signs are part of a national advertising program and are standard. <br />He described it further as an interior illuminated sign with a maximum height <br />of 25 feet or less. 'This sign program will be the same as Parker Reynolds <br />at 26890 Lorain Rd., North 0lmsted,Ohio, and Paradise Pontiac at 25870 Lorain <br />Rd., North 0lmsted,Ohio. No trees will be cut or removed. The unusual set- <br />back of the present building and the park atmosphere of this project requires <br />that more sign area than permitted by the Ordinance be displayed. At this <br />time, Law Director Gareau commented that considering the unique site planning <br />and unusual building setback, this request could be considered a hardship. <br />The Board determined that a(used car) conforming pole sign Permit #15867 had <br />been issued. Tliey asked 'if Viro Porter wou1d willingly reduce the (used car) <br />sign area before 49 square feet. He was unable to agree. "The Board questioned <br />the frontage remaining to be developed between McDonalds and Kuhlman Oldse <br />This is 411 lineal feet. Mre Tubbs moved that Permit #15867 be revoked, (the <br />permit was handed to Mr. Gundy by Mr. Rafferty, and officially revoked at this <br />time) and to grant a variance of 31 square feet or no larger than the product <br />size sign permits approved at Parker Reynolds and Paradise Pontiac. Mr. Duskey <br />seconded the motion which passed unanimously. <br />Mr. Roberts moved to correct and approve the minutes of December 5, 1973. <br />Hearings 5-8 reading 18,000 square feet living area to read 1,800 square <br />feet living area as received.
