Planning Commissiqn 1-22-74 - 2 <br />?Elevation of Chrysler dealership site vias questioned by <br />owner of adjoining propertyo Retention basin was desig- <br />nated on plan, also easement to Douglas I}rive. Require- <br />, m.ents regarding drainage were discussed. Resident Leona <br />.K. Beckleys 5469 Berkshire Drive expressed concern with <br />drainage. Mr. Spaeth of Tudor Drive expressed concern with <br />appearance of Lorain Rd, He stated under the new plan be- <br />ing considered and developed with Citizens Advisory Com- <br />mittee;and Regional Planning Commission this area is re- <br />commended fs;r two story office/apartment building. E1em- <br />entary school is 15000 ft. away from the area. Lots on <br />Berkshire are much lower. Mr. B.rewer said properties be- <br />hind proposed development must be protected, the pull of <br />drainage from the new dealership should be away from the <br />residenceso Mrso Saringer suggested underground retention <br />basino Further discussion continued including location <br />of retention basin9 suggestion for appropriate legisla- <br />tion for uriderground retention basins, lighting,leasing <br />and type of inerchandise, Mr. Brewer moved to place in <br />committee. Mr.Tischler seconded. Secretary Tischler <br />called roll and vote was unanimously in favor of placing <br />proposal in committee. <br />(b) Mr. Gundy presented plans of Gold Circle for fence enclo- <br />sure at its location on Brook Park Road. Plan is for gar- <br />den supply shop. There is no encroachment, it is somewhat <br />an extension of the store and plan meets the code. Mr. <br />Brewerimoved to approve. Mr. Elliott seconded and motion <br />passed. <br />(c) Mro Gundy presented plans of Color Tile Store, 25101 Lorain <br />Rd. Resubdivision of parcel had been approvede 28 parking <br />spaces are required and provided, but this was found to be <br />insufficiento Plan now shows 29 spaces. Mr. Tischler mov- <br />ed for approval. Mrse Eian seconded and motion passed, <br />(d). Mr. Gundy presented plans of Park Auto Clinic to be locat- <br />ed between Masonic Temple and Kaserman on north side of <br />Lorain Rd. Set back variance of 25 fto was granted in 1966. <br />Present location of Park Auto Clinic is 22690 Zorain Rda <br />Parking layout is question before the Commissiono Previ.ous <br />law director ruled variances granted before 1970 are val,id; <br />now time limits are in effect. Chairman Richards referred <br />item to Iaw I7irector Gareau. <br />XVm Old Business <br />(a) Columbia Village <br />Appearing before the Commission were Messrs. Stokes, Divan, <br />Skensick, Bundas and Bernstein representing the proposed <br />apartment complex. <br />Chairman Richards referred to communa.cation received b.y him <br />from Mr. Stokes.
