?-- Planning Commission 11-12-74 - 2 - preliminary street layout plano Mro McDermott had reviewed pre- liminary layout and check shows two sub lots to be below minimum (sub lots 16 and 60). Mr. McDermatt also found frontage on sub lots 41, L2 and 43 to be below mini.mum frontage. He also found other minor errorse Utilities, storm (large creek) drainage and sanitary, running west to Bradley Rd. Lift Station were found to be adequa-teo No gas wells are apparents There was question of change in street vacationo Law Director Gareau spoke of change in plan to be shown on linens. Engineer Andreano, representing City Line, said computer service wi1.l have all lots in proper di- mensions? Vice Chaa:rman Prokasy said Planning Commission does not generally pass a preliminary plan where lots are not in con- formation. Mrs. Eian asked if the Safety Director does not re- quire street opening as discussedo Mro Tischler would like more detailed report from Safety Director Carnahan. NIr. Tischler mov- ed to retain proposal in Committee and directed the Recording Secretary to write lettex to Safety Direc-tor Carnahan regarding his specific recommendations. Mrs. Eian seconded the motion. Mr. Andreano said he taould like to adjust lots before the next Plan- ning Commission meeting. Paul Zewarchick of ?,:estminstEr Drive spoke to the q_uestion of road from proposed subdivision to Bret- ton Ridge Subdivision; such road is not in accordance with wishes of residents. Harry Babcock, also of Bretton Ridge Subdivision a].so objected. Mr. Prokasy spoke of the vacant land between Bretton Ridge and C. E. I. easement and 480 in regard to access to this land. Tom Spurlock, Z•iellington Dr., wishes to go on record as objecting to access from proposal through Bretton Ridge. Councilman ?•,Iilamosky voieed concern and said wishes of residents should be heeded. Mr. Tischler said C E. I. tower is new and perhaps is not on the mapo He would like to know location of the tower by the time of the next meeting. i,aw Director Gareau said the new street 308 is to go under the C. E. I. lines. Secre- tary Tischler then called the roll on the motiono Al1 members present voted aye. Motion to re-tain proposal in committee passed. V. New Developments and Subdivisions (a) Pocos Subdivision - east side Bradley Rd. south of Barton Rd. - 2 sub lotso Mr. McDermott said this is two lot subdivi.sion in limited industry area. Site location map was distributed. Plan does conform. There is Existing residence on sub lot l. Small office type build- ing may be built but no plans so far. The plan meets the code. 50 ft. setback is required; 73 ft. setback is proposed. Mr. Pocos and his attorney, Mr. Kavar, were presento Discussion was held regarding the area and its zoning. Mro Tischler suggested there should be more members present to consider actiono Mr. Prokasy said he agrees and wQUld like to view the propert,y. Mrs. Eian moved to place in committee.
