BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF DECEMBER 6, 2012 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:05 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Maureen Diver, Laura Bellido, Michael Raig, Alfredo Lopez <br />Staff: Law Director Michael Gareau, Jr., Building Commissioner James McReynolds, Clerk <br />of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Raig moved, seconded by Ms. Diver, to approve the minutes of November 1, 2012, <br />which passed 5-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />CMS12-26 Aston Martin & Maserati; 28300 Lorain Road <br />Proposal consists of building renovations and signage. The following variances are requested: <br />1. A variance for 4 additional wall signs; code permits 1, applicant shows 5, section 1163.28(a). <br />2. A 10 foot variance for 8 parking spaces within the required rear yard setback; code requires <br />15ft, applicant shows Sft, section 1139.07. <br />Denver Brooker with Vocon was administered the oath. Mr. Brooker said the existing building <br />is being renovated for Aston Martin and Maserati dealerships. The existing ground sign will <br />remain as Fisker and Lotus vehicles will continue to be sold. They are requesting a total of five <br />wall signs totaling 42.9sq ft., which is less than the allowable 120sq ft. Members reviewed the <br />individual size and location of each wall sign. Mr. Brooker noted that all wall signs would be <br />illuminated. Inventory parking is being added to the rear of the building which requires a <br />variance for 8 parking spaces. Previously a l Oft fence was installed to buffer the site. Ms. Diver <br />asked how often vehicles would be moved and Mr. Brooker said the rear parking is inventory <br />only. Mr. McReynolds said any vehicles displayed in front of the building would require an <br />additional variance. The east wall sign isn't visible to the street and total square footage is less <br />than allowed therefore he has no objections. Members had no objections to the request as the <br />total square footage allowed was not exceeded. <br />Mr. Raig moved, seconded by Mr. Lopez, to grant CMS12-26 Aston Martin & Maserati of <br />28300 Lorain Road the following variances: <br />1. A variance for 4 additional wall signs; code peranits 1, applicant shows 5, section <br />1163.28(a). <br />2. A 10 foot variance for 8 parking spaces within the required rear yard setback; code <br />requires 15ft, applicant shows 5ft, section 1139.07, which passed 5-0.
