Ms. Piorkowslci was administered the oath. Ms. Piorkowski said they would like to place the <br />condenser on the side of the home as they are going to construct a deck along the baclc of the <br />home. The contractor said the condenser could not be installed under or be surrounded by the <br />deck as it would render the condenser unserviceable. Mr. McReynolds said the owners have <br />extended their existing fence to enclose the condenser to ensure is it not visible from the right of <br />way or the abutting neighbor. He noted newer condensers are much quieter then previous <br />models, therefore he has not objections. Board members had no objections. <br />1VIr. Itaig moved, seconded by Ms. Bellido, to grant Melody Piorlcowsla of 5854 Stearns <br />Iaoad a 1 foot 2 inch vnriance for an air condationer in the side,yard setback, code requires <br />5 foot applicant shows 3 foot 10 inches, section 1135.09, which passed 4-0. <br />COMIVIEI2CIAL APPEALS AND ItEQUESTS <br />C1VIS12-10; 1Vlercedes-Benz Certified Pre-Owned Center; 28595 Lorain Road <br />Proposal consists of building alterations and signage. <br />The following variances are requested: <br />1. A 6 foot 5 inch variance for front building setback, code requires 75 feet, applicant shows 68 <br />feet 7 inches, Section 1139.07. See Note 1. <br />2. A variance for 1 additional ground sign; code permits 1 per lot, applicant shows 2, Section <br />1163.27(a). See Note 2. <br />3. A variance for ground signs too close to each other, code requires separation of 200 feet, <br />applicant shows less, Section 1163.27(a). <br />4. A variance for 2 additional wall signs, code permits 1 per building, applicant shows 3, <br />Section 1163.28. <br />Note 1: BZA granted a 7 foot 6 inch variance for front building setback for the proposed Sprinter <br />renovation at this address in Apri12010; however the project did not proceed and the variance <br />expired. Note 2: Applicant has indicated the existing Saab sign will be removed once the brand <br />is no longer serviced at this location. <br />Denver Brooker of Vocon was adininistered the oath. Mr. Broolcer said variances were <br />previously granted for Saab which no longer exists. They are now renovating the building to <br />house a Mercedes-Benz certified pre-owned center. They will continue to service Saab cars and <br />Sprinter vans as well. The setbaclc variance is for the new canopy element along the front. The <br />intent is to match the existing dealership to create a campus. There is currently a Saab ground <br />sign at the site and the existing Mercedes pre-owned sign from the north site would be relocated <br />to this lot. They would lilce to retain the Saab ground sign until they no longer service Saab <br />vehicles. The width of the site does not lend itself to placing ground signs 200 feet apart. The <br />tluee wall signs consist of a Mercedes-Benz logo over the entrance canopy, a Mercedes-Benz of <br />North Olmsted east of the main entrance and Collection Auto Group west of the entrance. <br />Although they are requesting more signs then allowed by code the total square footage is less <br />then what is allowed for the site. Mr. McReynolds reviewed the variances required and said <br />although he had no objections to the wall signs the ground signs require two variances and would <br />be quite visible. He would not want a precedence of multiple ground signs on a lot set. Ms. <br />Diver read the applicant's letter stating the Saab groLUld sign would be removed sometime in the <br />firture when Saab vehicles are no longer serviced and she questioned the timeframe for its <br />2
