removal. Mr. Broolcer said he couldn't hypothesize when Saabs would no longer be serviced at
the site. Ms. Diver said she was not comfortable with the request. Mr. Broolcer said the ground
sign is the only indicator that Saab is located at the site. Ms. Bellido said Planning & Design
minutes state the main use for the site is a Sprinter dealership however no signs are shown for the
main use therefore a sign for a secondary use is not warranted. Ms. Rudolph pointed out that the
existing Saab sign was not intuitive to vehicles being serviced at the site. Mr. Gareau advised
the board that once a variance for two ground signs is granted, content is irrelevant. The existing
ground sign could be removed and a new ground sign installed without variances as long as it
meets code. The applicant was aslced if thought had been given to installing a new sign
incorporating wording for all vehicles at the site. Mr. Broolcer said the variance would allow
existing signs to be used and the manufactures would never agree to one ground sign listing both
entities. Mr. Raig aslced if a smaller Saab sign which met code could be installed and Mr.
Broolcer said Saab signs were no longer being manufactured. Ms. Rudolph questioned the
dimensions of each of the wall signs as the renderings were too small to read. Mr. Brooker said
the logo over the roof is 6 foot 5 inches tall. Ms. Rudolph said a 2 foot 5 inch variance for the
logo is required and aslced if all signs would be illuminated and Mr. Brooker said yes.
The setbaclc variance is less then previously granted therefore members had no objections.
Board members felt the logo fit the architectural details of the building and had no objections as
all three wall signs were below total square footage for the building. Members felt the setback
and size of the lot did not wanant two ground signs and a ground sign could be designed to meet
code and identify all uses.
1VIs. Rudolph moved, seconded by Ms. Bellido, to grant CMS12-10; Mercedes-Benz
Certified Pre-Owned Center of 28595 Lorain Road a 6 foot 6 inch variance for front
building setback, code requires 75 feet, applicant shows 68 feet 6 inches, Section 1139.07,
which passed 4-0.
Ms. Rudolph moved, seconded by Mr. Raig, to grant CMS12-10; Mercedes-Benz Certified
Pre-Owned Center of 28595 Lorain Road a variance for 1 additional ground sign code
permits 1 per lot, applicant shows 2, Section 1163.27(a) which failed 0-4.
Ms. Rudolph moved, seconded by Ms. Bellido, to grant CMS12-10; Mercedes-Benz
Certified Pre-Owned Center of 28595 Lorain I2oad a variance for ground signs too elose to
each other, code requires separation of 200 feet, applicant shows less, Section 1163.27(a)
which failed 0-4.
1VIs.
