Poremsky and contractor Joe Calderwood were adininistered the oath. Mr. Poreinslcy said <br />the eYiting porch is deteriorating therefore he would like to replace it with a covered porch which <br />will extend around and along the east side of the home. Mr. Calderwood said the new porch will <br />not extend any fiirther into the front setbaclc then the existing porch. Mr. McReynolds said the <br />home is an existing non-conforming home and reviewed the variances required. Mr. Poremsky <br />submitted letters from his neighbors stating they had no objections to the variances and photos of <br />the existing porch. Ms. Rudolph reviewed the requirements for a special permit. Board <br />members felt the porch improved the aesthetics of the home as well as the neighborhood <br />therefore they had no objections. <br />Mr. Lopez moved, seconded by Ms. Diver, to grant Christopher & Trina I'oremsky of <br />23157 Summerland Ave a special permit to add to a non-conforming building, which <br />passed 4-0. <br />Mr. Lopez moved, seconded by Ms. Diver, to grant Christopher & Trina Poremslcy of <br />23157 Summerland Ave the following variances: <br />1. A 12 foot variance for front yai•d setbaclc; code requires 50ft., applicant shows 38 ft., <br />Section 1135.06(a). <br />2. A variance foi• enlarging and altering a non-confoi•ming building; code requires <br />confoi•inance to a11 setbaclcs, applicant shows violation of front setbaclc, Section <br />1165.02(b)(1). <br />Motion passed 4-0. <br />Kim & Veronica Rosswurm; 28856 Hampton Dr <br />Proposal consists of an addition to existing garage. A special permit is required to add to a non- <br />conforming building, existing residence is 15 feet from R.O.W., Chapter 1165.02. <br />The following variance is requested: <br />1. A 10 foot variance for a residential building too close to the right of way on a corner lot, code <br />requires 25ft, applicant shows 15ft, section 1135.06(b). <br />2. A variance for enlarging and altering a non-conforming building; code requires conformance <br />to all setbacks applicant shows violation of side yard setback, Section 1165.02(b). <br />Note: the proposed garage space is Ueing considered an addition to the main dwelling per section <br />1135.02(c)(3) as it is connected by a covered roof. <br />ICim and Veronica Rosswurm were administered the oath. Mr. Rosswi.irm said they would lilce a <br />20'x22' garage which requires variances due to the acute angle of the land and restrictive setback <br />required for a corner lot. The combined square footage of the garages will not exceed 750 sq ft. <br />The garage will be attached to the home via a covered walkway. Mr. McReynolds said a special <br />permit is required and noted that the garage would be in line with the homes existing setbaclc. <br />Ms. Rudolph questioned if the existing garage would be used as a garage or converted into living <br />space and Ms. Rosswtum said it would remain a garage to accommodate vehicles. <br />2
