A variance for a sign too close to the top of the fascia (east elevation), code requires 12
inches applicant shows 9 inches, section 1163.28 (b).
Note: The baclcground of the canopy must be submitted for approval through the minor change
process.
Basa Haddad and Bill Kelleher of Century Sign Company were sworn in. Mr. Kelleher said the
owner would lilce to convert the existing gas station into a Sunoco station. They would like to
replace the existing ground sign with a new monument sign which will include landscaping.
Although the ground sign meets code physically the location which is between two drives is
against code. The property is such a small property placing the sign is very challenging. They
are asking for a second canopy sign to provide visibility to traffic traveling both east and west.
They will withdraw variances for the signs being too close to the top of the fascia and place them
to code. Mr. McReynolds said a minor change was submitted for the raceway striping which is
not subject to review and agreed the location of the ground sign was very limited. Mr. Lopez
asked if there would be any safety concerns pertaining to line of sight and Mr. McReynolds said
there is no other area which would be safer for the ground sign. Board member had no
objections to the request as the size and location of the lot is very restrictive.
Mr. Lopez moved, seconded by Ms. Bellido to grant Sunoco Gas Station of 28925 Lorain
Road the following variances as amended and agreed upon:
1. A variance for a ground sign within the required 35 foot line of sight triangle, code does
not aIlow, applicant shows ground sign between two drives, section 1163.17 (a).
2.
