1. A 7.5 square foot variance for a sign larger then building unit allows; code permits 23.5 sq ft, <br />applicant shows 31 sq ft, section 1163.25 (c). <br />Joel Frezel of Watkins Lighting and Ed Winkler of Pizza Hut were sworn in. Mr. Frezel said the <br />building has 23.5 feet of frontage which limits signage to 23.5 square feet, Pizza Hut precast <br />signs are only available in three sizes and the proposed sign is the smallest size available. <br />Members had no objections as the proposed sign was not large and would not adversely impact <br />neighboring sites. <br />Ms. Bellido moved, seconded by Mr. Lopez, to grant Pizza Hut of 23551 Lorain Road a 7.5 <br />square foot variance for a sign larger then building unit allows; code permits 23.5 sq ft, <br />applicant shows 31 sq ft, section 1163.25 (c) which passed 5-0. <br />Chandelier Shack; 29929 Lorain Road <br />Proposal consists of signage. The following variances are required: <br />1. A 54 square foot variance for a wall sign larger then code allows, code permits 100 sq ft, <br />applicant shows 154 sq ft, section 1163.28 (c). <br />2. An 89 square foot variance for a wall sign larger then code allows on a building, code <br />permits 65 sq ft, applicant shows 154 sq ft, section 1163.25 (b). <br />3. A 6.3 inch variance for a wall sign higher then code allows, code permits 48", applicant <br />shows 54.3", section 1163.28 (c). <br />Note: Existing sign "Chandelier Shaclc is 65 sq ft with the addition of Whitmer's the sign <br />becomes 154 sq ft and 54.3" high. <br />Carl May of Medina Signs was sworn in. Mr. May said Whitmer's Lighting purchased <br />Chandelier Shack and would like to add their name to the existing signage. The exiting <br />Chandelier Shack sign is 2 foot plastic channel letters which the Whitmer's sign will match. The <br />addition of the Whitmer's sign exceeds the allotted square footage for frontage and building. <br />They believe that the size of the fagade can accommodate the signs. Mr. McReynolds reviewed <br />the variances required and said the existing sign is already the maximum size allowed by code. <br />Mr. Lopez said the existing sign was in poor condition and very visible to Lorain Road; adding a <br />newer sign is going to be very noticeable. He aslced if the owner loolced at purchasing a new <br />sign which met code and Mr. May said the owner did not want to remove the existing sign he <br />just wants to add to the sign. Ms. Diver aslced if the Whitmer's sign came in smaller letters and <br />Mr. May said the owners wish to have the Whitmer's sign the same size as the Chandelier Shack <br />sign. Mr. Lopez said the owner has made no attempt to install a sign which meets code and the <br />proximity of the sign to the street does not warrant variances, the owner can install a sign which <br />meets code. Mr. Raig said the white starkness of the building and existing red letters are very <br />contrasting. The existing sign appears to be oversized for the building and adding an additional <br />sign exacerbates the issue instead of resolving the issue. Members felt there were other methods <br />then a variance available to provide both businesses recognition. <br />Mr. Lopez moved, seconded by Ms. Rudolph, to grant Chandelier Shack of 29929 Lorain <br />Road the following variances: <br />1.
