Paul Stoyanov of Pruitt Construction and Kirt Frye were sworn in. Mr. Stoyanov said a site <br />survey was conducted and the rear pavement area is irregular. The owner's intent is to install <br />continuous curbing 3 feet in from the rear property line and repave the entire lot. The continuous <br />curbing will eliminate vehicles cutting through the neighboring businesses and the 3 foot area <br />will include an 8-ounce non-woven textile material installed prior to the gravel to minimize <br />weeds. Mr. McReynolds requested the textile material be a condition of approval. Mr. Raig <br />asked if the curbing or paveinent would be 3 feet from the property line and Mr. Stoyanov said <br />curbing will be 3 feet in from rear property line. Board members had no objections as it would <br />iinprove the appearance of the area and eliminate vehicle traffic between the businesses. <br />Ms. Diver moved, seconded by Mr. Rudolph, to grant CMS12-13 Sunnyside Toyota of <br />26890 Lorain Road a 7 foot variance for rear yard setback, code requires 101, applicant <br />shows 3 foot, section 1139.07, which is conditioned upon an 8 ounce non-woven textile <br />material being installed prior to gravel which passed 5-0. <br />CMS12-14 Sunnyside Tovota; 4877 Dover Center Road <br />Proposal consists of demolition of existing structures and site improvements. <br />The following variances are required: <br />1. A 2 foot south side yard setback variance, code requires 10', applicant shows 8', section <br />1139.07 <br />2. A 2 foot north side yard setback variance, code requires 10', applicant shows 8', section <br />1139.07 <br />3. A variance for no landscape irrigation; code requires irrigation of landscaped areas, applicant <br />shows none, Section 1139.14. <br />Ms. Rudolph reminded the applicants they were still under oath. Mr. Stoyanov said the current <br />site is an abandoned property which will be demolished and redeveloped into a well landscaped <br />parlcing lot. The side yard setback variances are due to maintaining 90 degree parking which <br />code requires. Due to the distances between the two lots irrigation is not possible but the plants <br />will be tended by a landscape contractor. Mr. O'Malley asked that lot consolidation be a <br />condition of approval as variances are based upon a consolidated lot. Ms. Rudolph asked if the <br />lot would showcase vehicles and Mr. Frye said the parking lot would be used for employee <br />parking and vehicle storage only <br />Mr. Raig moved, seconded by Ms. Bellido, to grant CMS12-14 Sunnyside Toyota of 4877 <br />Dover Center Road the following variances: <br />1.
