Mr. Lopez moved, seconded by Ms. Bellido, to grant Denise Queen & Julie Brown of 24040 <br />Noreen Drive a varianee for a 6 foot white vinyl privacy fence located in required side yard <br />setbaclc on a cornei⢠lot, code permits a fence no greater than 30 inches in height and 50% <br />open, applicant shows 6 ft privacy fence, section 1135.02 (f)(2), which passed 5-0. <br />Doug & Adrienne Challinor; 3655 Columbia Road <br />Proposal consists of a detached garage. The following variances are required: <br />1. A 1,130 square foot variance for a new detached garage in combination with an existing <br />attached garage, code permits 750 sq ft, applicant shows 1,880 section 1135.02 (c)(3). <br />2. A 690 square foot variance for a detached garage larger then code allows, 750 sq ft, applicant <br />shows 1,440 sq ft, section 1135.02 (c)(1). <br />Note: Parcels will be consolidated if variances are granted. <br />New garage would be 1440 sq ft and the existing attached garage is 440 sq ft total garage <br />space in combination would be 1880 sq ft. <br />Doug and Adrienne Challinor were sworn in. Mr. Challinor said their home was built in 2002 <br />and in 2005 they purchased the abutting vacant lot. Their initial intent was to build a home on <br />the second lot however due to the housing marlcet they would lilce to consolidate the lots and <br />construct a second garage to accommodate storage, vehicles and yard equipment. The sites were <br />surveyed and a plat to consolidate the lots drafted for recording if variances are granted. Traffic <br />is heavy on Columbia Road and the new driveway provides a turnaround to make egress safer. <br />Ms. Rudolph asked if the existing garage would be converted into living space and Mr. Challinor <br />said no. Mr. McReynolds said an accessory structure is not permitted on the lot as there is no <br />primary structure, therefore he request that lot consolidation be a condition of approval. Mr. <br />O'Malley said lot consolidation would have to be approved by Planning & Design Commission <br />and it should be a precondition to any building permit issuance. Mr. Lopez asked if utilities <br />would be run to the garage and Mr. Challinor said electric would be. Mr. Raig said the use is a <br />great compromise, the garage maximizes the use of the property and fits into the neighborhood. <br />Mr. Raig moved, seconded by Mr. Lopez, to grant Doug & Adrienne Challinor of 3655 <br />Columbia Road the following variances: <br />1. A 1,130 square foot variance for a new detached garage in combination with an existing <br />attached garage, code permits 750 sq ft, applicant shows 1,880 section 1135.02 (c)(3). <br />2. A 690 square foot variance for a detached garage larger then code allows, 750 sq ft, <br />applicant shows 1,440 sq ft, section 1135.02 (c)(1). <br />Variances are contingent upon lot split and consolidation appa-oval and a precondition of <br />any building permits being issued, which passed 5-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />CMS12-13 Sunnyside Toyota; 26890 Lorain Road <br />Proposal consists of site improvements. The following variances are required: <br />1. A 7.34 foot variance for rear yard setback, code requires 10', applicant shows 2.66', section <br />1139.07.
