BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF MAY 31, 2012 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:06 p.m. in Council Chambers. <br />Present: Jennifer Rudolph, Michael Raig, Maureen Diver, Laura Bellido, Alfredo Lopez <br />Staff: Law Director Michael Gareau, Assistant Building Commissioner James McReynolds, <br />Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Raig moved, seconded by Ms. Diver, to approve the May 5, 2012 minutes, which passed 5- <br />0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Larry Reed; 5787 Canterbury Road <br />Proposal consists of a new sunrooin and garage addition. A special permit is required to add to a <br />non conforming building, Section 1165.02. Additionally, the following variances are requested: <br />1. A 32 foot 10 inch variance for a residence too close to rear property line; code requires 50 ft, <br />applicant shows 17 ft 2 inches, Section 1135.08(a). <br />2. A variance for enlarging a non-conforming building; code requires conformance to all <br />setbacks, applicant shows violation of rear yard setback, Section 1165.02(b)(1). <br />Mr. Reed was sworn in and said the existing three season room was demolished and he would <br />like to replace it with a family room addition. He is also constructing a storage shed along the <br />back of the garage. Mr. McReynolds said a special permit to add to a non-conforming building <br />is required as the existing home violates the rear setback. Both the home and garage addition <br />require variances for rear setbaclc. Ms. Rudolph asked if one variance wouldn't cover both <br />structures and Mr. McReynolds said separate variances would ensure the garage addition is not <br />expanded. Ms. Diver noted that the applicant's lot is surrounded by a golf course therefore the <br />addition would not adversely impact the area. Ms. Rudolph asked if the homeowner was <br />concerned the proximity of the addition to the golf course would lend it to being damaged. Mr. <br />Reed said the area behind his lot is an open field off the golf course. Mr. Raig was concerned the <br />addition to the garage would have a rolled roof which does not match the existing home and an <br />overhead door facing north both of which looked out of place. He suggested both additions be <br />constructed with gable roofs and relocating the overhead door to the east or south elevation <br />which the applicant agreed to do. Mr. Lopez questioned water runoff and Mr. McReynolds said <br />both additions will be required to have gutters and meet engineering codes. <br />Mr. Lopez moved, seconded by Ms. Diver to grant Larry Reed of 5787 Canterbury Road a <br />special permit to add to a non conforming building, Section 1165.02, which passed 5-0.
