Mr. Lopez moved, seconded by Ms. Bellido, to grant Larry Reed of 5787 Canterbury Road <br />the following variances as amended and conditioned upon the northern overhead door <br />being relocated: <br />1. A 32 foot 10 inch variance for a residence (addition) too close to rear property line; <br />code requires 50 ft, applicant shows 17 ft 2 inches, Section 1135.08(a). <br />2. A 26 foot 6 inch variance for a residence (garage) too close to rear property line; code <br />requires 50 ft, applicant shows 23 ft 6 inches, Section 1135.08(a). <br />3. A variance for enlarging a non-conforming building; code requires conformance to all <br />setbacks, applicant shows violation of rear yard setback, Section 1165.02(b)(1). <br />Motion passed 5-0. <br />Greagorv & Cherie Morgan; 23524 Sharon Drive <br />Proposal consists of an addition to existing home. The following variance is requested: <br />An 8 ft 6 inch variance for front yard setback; code requires 50 ft, applicant shows 41 ft 6 inches; <br />Section 1135.06(a). Note: confirm setbaclc dimensions with applicant, drawing unclear. <br />Greggory and Cherie Morgan were sworn in. Ms. Morgan submitted a memo signed by <br />neighbors supporting their request. She said if the variance is granted the contractor would be <br />hired and working drawings subinitted. When the development was constructed split level <br />homes had an option of bumping out the garage to accommodate additional living space by <br />moving the garage forward. The garage would have a new roofline consistent with neighboring <br />homes and the room addition will provide living space for their mother who can no longer live <br />independently. Mr. McReynolds said the front setback and architectural design shown is <br />consistent with other hornes in the area. Mr. Lopez aslced if the addition would be sided to match <br />the existing home and Ms. Morgan said the entire home is to be resided and reshingled so the <br />addition appears to have always existed. Mr. Morgan said the new roof line would malce the <br />front of their home more aesthetically pleasing. Mr. Raig said the addition fit the neighborhood <br />and enhanced not only the owner's property value but those of their neighbors as well. Board <br />members felt the addition would fit the character of the neighborhood and had no objections. <br />Mr. Raig moved, seconded by Ms. Bellido, to grant Greggory & Cherie Morgan of 23524 <br />Sharon Drive an 8 ft 6 inch variance for front yard setbaclc; code requires 50 ft, applicant <br />shows 41 ft 6 inches; Section 1135.06(a), which passed 5-0. <br />Robert Vilevac; 26008 Byron Drive <br />Proposal consists of a fence. The following variances are requested: <br />1. A variance for privacy fence beyond front building line; code permits a fence no greater than <br />30 inches in height and 50% open, applicant shows 6 feet in height and solid fence, Section <br />1135.02(fl(1). <br />2. A 25 ft 6 inch variance for fence beyond front building line (Dryden Drive); code requires <br />fence setback of 50 feet, applicant shows fence setback at 24 ft 6 inches, Section <br />1135.02(f)(2). Note: code requires corner lot setbaclc to be the same as front building setback <br />of abutting lot. <br />Mr. and Mrs. Vilevac and neighbors Stacy Russell and James Lentz were sworn in.
